Sheet S1. Add the following information to the scope of work on plan: Remove interior walls to relocate & remodel kitchen, bathroom, & laundry room on 1st floor.

Sheet S1, Please remove the new proposed walls from the demo plan and highlight the new proposed walls on the proposed floor plan. (Remember to inform your structural engineer and update your structural plans)
Sheet S1. Clarify if the existing fireplace to be removed. The demo plan shows existing to remain. However, the proposed floor plan does not have the fireplace. Revise both demo and proposed floor plan to clarify and revise the scope of work on plan to add this work.
Sheet S1. Add note on plan to the mudroom and laundry room: “Where openable windows are not provided provide a mechanical ventilation system capable of producing 0.35 air change per hour in the room. (CRC R303.1 (1))”
Sheet S1. Add note on plan: Private garage shall be separated from the residence and its attic, structure(s) supporting floor/ceiling assemblies used for separation required by CRC Section R302.6. The garage shall be protected by a minimum ½-in gypsum board applied to the common wall on the garage side. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than a 5/8-in type X gypsum board. [2016 CRC R302.6].
Sheet S1. Add note on plan:Doors between the garage and private residence shall be self-closing and self-latching and 20-minute fire rated. (CRC R302.5.1)

Sheet S1. Add note on plan:Maximum U-factor=0.30 and maximum SHGC=0.23 for new windows and glazed doors. Exception: Replacement of vertical fenestration no greater than 75 square feet with a U-factor no greater than 0.40 and a SHGC value no greater than 0.35. (2019 CEC150.2(b).1.B Exception 1)
Sheet S1. Add note on plan: Minimum R13 insulation is required at the exterior wall infill.

STRUCTURAL
Sheet S2. Please update the structural framing and foundation plans to match the proposed architectural floor plan. There are multiple openings are altered on the east exterior wall. Please update the wall layout and provide relevant structural design.
Sheet S2. Refer to grid line B (see red marks on plan), provide vertical structural design for new openings and provide lateral structural design for the lateral support. Provide structural calculation and structural details and revise structural plans.
Provide shear wall overturning calculation on the 8 feet long shear wall on grid line A. Justify if vertical tie-down is required at each end of the shear wall. When vertical tie-down is provided, type, and detail shall be on the plan.
Sheet S1 and S2. Indicate the date when the plan is signed by the license civil engineer. The date should be shown adjacent to the license stamp.
