The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). Show the complete legal description and assessor's parcel number on the plans for the attached ADU. Note on the Drawings. Show following information for the main house and ADU separately: - Number of stories: - New building area: - Area of new garage: List all deferred submittals on cover sheet (e.g. fire-sprinkler design, solar PV and etc.). Delete notes and details that do not apply to this project. Provide and show on the plans, house street number visible and legible from street. (Minimum 4”High x 1” Wide) CRC R319 Sheet A-1. Floor plan specification note 16. Update the energy code to 2019 version in the notes. Sheet A-1 and A-3. The main house and the ADU shall be separated from each other by walls and floor assemblies having not less than 1-hour fire resistance rating where tested in accordance with AST< E119, UL263 or CBC Section 703.3. Provide 1-hour fire partition wall assembly and 1-hour floor assembly details and cross reference to the applicable location on the floor plan and building sections. Sheet A-1. Indicate 1-hour construction on the exterior wall of the garage where supporting 1-hour floor assembly between the garage and the ADU. Refer to structural 2nd floor framing plan for the joist span direction. Provide and cross-reference 1-hour exterior wall construction to plan. Sheet A-3. Building section A-A. Revise building section to show 1-hour fire partition wall assembly to be extended to the underside of the roof sheathing. (CRC R302.3). Sheet A-1 and A-2. The minimum clear width of stairways is clear 36” above the handrail. Show stairway width. Sheet A-1. Remove the attic access in the garage. (CRC R807.1). Sheet A-2. Since the ADU is completely separate from the main house by fire-rated wall, the enclosed attic space above ADU with a maximum vertical height greater than 30 inches, provide a minimum of 22 x 30 inches attic access. (CRC R807.1) Sheet A-1 and sheet A-2. Revise plans to show locations of light switches at both top and bottom of stairways. (CEC 210.70(A)) Sheet A-5. Since the ADU is completely separate from the main house by fire-rated wall, please modify the calculation for (1) enclosed attic space ventilation and (2) whole house ventilation separately for the main house and the ADU. Adjust the location on roof plan per revised calculation. Sheet A-1. At the ADU powder room, a dryer compartment shall be provided with a minimum opening of 100 square inches for makeup air in the door or by other approved means. (CMC 504.3.2) Sheet A-1. Specify that Ground Circuit Interrupter (GFI) outlets shall be provided in the garage. (CEC 210.8(A)) Sheet A-1. At the ADU, provide an accessible receptacle outlet with listed as weather-resistant type on the porch. (CEC 210.52(E) 3) Revise electrical plans to show receptacle outlets so that no point along the wall is further than 6 feet from an outlet. (CEC 210.52(A)). Revise plan to show compliance: Sheet A-1. In the foyer, bedroom #1 and ADU stairway wall. Sheet A-2. Wall behind the door in the bedroom 1 and bedroom 2. Provide AFCI receptacles in the ADU bedroom. GREEN Sheet T2 and T3. This project is submitted after January 1, 2020. The proposed scope of work shall comply with the 2019 version of the CALGreen Code. Please show compliance on plan. The proposed building shall comply with 2019 California Energy Code. Revise and update the energy performance design, see Residential T24 sheets, by using approved software (e.g. EnergyPro version 8.0 or 8.1) to run the analysis. Incorporate update CF1R forms to plan.Sheet T24s. The responsible designer shall sign and complete the CF1R form. It is located on the last page of the CF1R form on sheet 2 of T24.Sheet T24s. Provide 2019 Low-Rise Residential Mandatory Measure Summary on plan. Revise detail 13/A7 to show following compliance for new tankless water heater mandatory requirements [2019 CEC 150.0(n)]. The current detail appears for gas tank water heater: A dedicated 125 volt, 20 amp electrical receptacle that is connected to the electric panel with a 120/240 volt 3 conductor, 10 AWG copper branch circuit, within 3 feet from the water heater and accessible to the water heater with no obstructions, In addition, all of the following; Both ends of the unused conductor shall be labeled with the word “spare” and be electrically isolated; and A reserved single pole circuit breaker space in the electrical panel adjacent to the circuit breaker for the branch circuit in A above and labeled with the words “Future 240V Use”; and A Category III or IV vent, or a Type B vent with straight pipe between the outside termination and the space where the water heater is installed; and, A condensate drain that is no more than 2 inches higher than the base of the installed water heater, and allows natural draining without pump assistance; and,A gas supply line with a capacity of to provide at least 200,000 Btu/hr to the water heater.Sheet A-1 and A-2. Energy note #3. Add to the note that all installed luminaries shall be high efficacy.Sheet A-1 and A-2. Energy note #4. Add to the note that all outdoor lighting shall be controlled by a manual ON and OFF switch. (CEC 150.0(k)3.A)Further review and comments may be forthcoming.STRUCTRUALSheet S-6. Where roof tie is not available, please design roof ridge as a beam. Specify beam size and the support of the beam with connection details on the plan. See red lines on plan.Sheet S-5. On the 2nd floor framing plan, design, detail and specify beams/joists/blockings under the load-bearing walls supporting structure above. See red lines on plan.Sheet S-5. Design and detail the support of the roof diaphragm in the front porch of the main house.Sheet S-5. Show the shear wall length on grid line 2 and grid line 4.0.Sheet S-5.
