Sheet C1. This project is submitted after January 1, 2020. On this sheet, please revise all applicable codes to 2019 version. Delete the 2016 ADA sentence. The building division only enforces the accessibility requirements in the California Building Code.
PC2: On sheet C1, add 2019 California Green Building Standards Code (CALGreen) to the governing Codes.Sheet C1. CBC Section A106.3.4.2. Those portions of the design which have not been submitted at the time of application must be listed as deferred submittals on the plans. Indicate all deferred submittal items on the first sheet of this submission.Sheet C1. Indicate all separate permit items on the first sheet of this submission. (e.g. exterior signage, storage racks…)Sheet C1. Signage replacement is not part of this permit shall be noted on plan where it occurs. The signage design, details and plans shall be removed from this submission. Remove sheet A2.1. Adjusted construction cost of alterations, structural repairs or additions does not include the cost of alterations to path of travel elements. §11B-202.4.PC2: show adjusted cost of construction on plan on sheet C1.When alterations are made to existing buildings or facilities, an accessible path of travel to the specific area of alteration shall be provided unless otherwise exempt. §11B-202.4Primary accessible path of travel shall include a primary entrance to the building or facility; toilet and bathing facilities serving the area; drinking fountains serving the area; public telephones serving the area, and signs. §11B-202.4When alterations or additions are made to existing buildings or facilities, an accessible path of travel to the specific area of alteration or addition shall be provided unless otherwise exempt. §11B-202.4When the adjusted construction cost is less than or equal to the current valuation threshold $170,466.00, the cost of compliance with the primary accessible path of travel requirements is limited to 20 percent of the adjusted construction cost of alterations, structural repairs or additions presently planned and those during the preceding three-year period. §11B-202.4In choosing which accessible elements to provide, priority should be given to those elements that will provide the greatest access in the following order: (1) an accessible entrance; (2) an accessible route to the altered area; (3) at least one accessible restroom for each sex or a single accessible unisex restroom;(4) accessible telephones; (5) accessible drinking fountains; and (6) when possible, additional accessible elements such as parking, signs, storage and alarms. §11B-202.4SITE ACCESSIBILITYSheet SP1. Disabled access compliance must be shown on the site plan on sheet SP1. Please provide site accessibility design including the location of improvement on the site plan, all relevant details, notes and diagrams on the architectural submission(e.g. accessible routes, accessible parking spaces, curb ramps, detectable warnings…). Please do not refer those design shown on the site plan to Civil plans.Provide parking tabulation showing how many (1) total parking spaces (2) VAN accessible parking spaces (3) standard accessible parking spaces are provided.Where parking spaces are provided, accessible parking spaces shall be provided in number and kind required per Section 11B-208 Parking Spaces. Show and detail all required disabled access stalls, including dimensions, markings, signage, clear height, etc…[CBC 11B-208]Show on the site plan that the location of the existing accessible EV charging spaces (EVCS). Note that the accessible route from those EVCS shall be maintain and connected to the accessible building entrance on the proposed parking lot modification.Sheet SP1. On the west exterior side of the building, please clarify on plan whether curb, curb ramp or detectable warning occurs at the edge of the sidewalk adjoining vehicular lane. Provide accessibility design to comply with CBC 11B-247.1.2.5 and CBC 11B-705.1.2.5. Where the continuous detectable warning is provided at zero curb, clearly show on plan that the start point, end point and the length. The partial enlarged plans shown on sheet SP2 are not complete. Sheet SP1. Add note to plan that the running slope of walking surface shall not steeper than 1:20. The cross slope of walking surfaces shall not be steeper than 1:48.Sheet SP1. Provide detail to show change in level on the accessible route is complying with 11B-403.4.Sheet SP1. Add dimension to plan that the clear width for sidewalks and walks shall be 48 inches minimum.Sheet SP2 and SP2.1. Detail 3. On the breakroom floor plan, show dimension (minimum 36” clear width) between counters for the interior accessible route.Sheet RXPFC. Detail 2. The new sink located outside of the restroom shall be accessible. No door swing and no water heater shall encroach the required clear floor space and under-the-sink knee and toe clearance. Please revise design to comply with 2019 CBC 11B.PC2: Since this sink is altered, it should comply with 11B-212.3 and 11B-606 unless exceptions apply or provide a new accessible sink in the same accessible space per 11B-212.3 (5% minimum, at least one accessible). Sheet RXPFC. Detail 2. The existing restroom which is part of the accessible path of travel shall be accessible in compliance with 2019 CBC 11B. Please provide design and detail to show compliance. (11B Division 6)PC2: Provide and cross-reference accessible water closet, lavatory, grab bar, toilet dispenser and mirror (if provided) details to plan.Sheet AC1. Detail 4. The existing ACC toilet room which is part of the accessible path of travel shall be accessible in compliance with 2019 CBC 11B. Please provide design and detail to show compliance. A fixture shall be accessible including shower stall.Sheet GA1. Bakery room (906). Provide minimum 36” clear width interior accessible route within this space.SANITARY FACILITIESWATER CLOSETS AND TOILET COMPARTMENTSSheet A5.1. The clear width for accessible routes to accessible toilet compartments shall be 44 inches except for door-opening widths and door swings. [CBC 11B-403.5.1 exception 5].Sheet A5.1. The water closet shall be positioned with a wall or partition to the rear and to one side. The centerline of the water closet shall be 17 inches minimum to 18 inches maximum from the side wall or partition.Sheet A5.1. The rear grab bar shall be 36 inches long minimum and extend from the centerline of the water closet 12 inches minimum on one side and 24 inches minimum on the other side. [CBC 11B-604.5.2]Sheet A5.1. Dimension the minimum 18 inch strike side clearance on the latch side of all accessible doors with adjacent obstruction. [CBC 11B-404.2.4.3]Sheet A5.1.Flush controls shall be hand operated or automatic. Hand operated flush controls shall comply with Section 11B-309.4 Operation except they shall be located 44 inches maximum above the floor. Flush controls shall be located on the open side of the water closet except in ambulatory accessible compartments complying with Section 11B-604.8.2 Ambulatory Accessible Compartments. [CBC 11B-604.6]PC2: If automatic flush controls are provided, please add note to the drawings.Sheet A5.1. Where toilet compartment doors are located in the sidewall or partition, the door opening shall be 4 inches maximum from the front partition and the door shall be self-closing. [CBC 11B-604.8.1.2]PC2: Please show compliance on plan by revising or adding notes to the drawings.Sheet A5.1. At least one side partition shall provide a toe clearance of 9 inches minimum above the finish floor and 6 inches deep minimum beyond the compartment-side face of the partition, exclusive of partition support members. Partition components at toe clearances shall be smooth without sharp edges or abrasive surfaces. Compartments for children’s use shall provide a toe clearance of 12 inches minimum above the finish floor. Urinals shall be the stall-type or the wall-hung type with the rim 17 inches maximum above the finish floor or ground. Urinals shall be 13½ inches deep minimum measured from the outer face of the urinal rim to the back of the fixture. [CBC 11B-605.2]Sheet A5.1.Flush controls shall be hand operated or automatic. Hand operated flush controls shall comply with Section 11B-309 Operable Parts except that the flush control shall be mounted at a maximum height of 44 inches above the finish floor. [CBC 11B-605.4]

For lavatories and sinks, a clear floor space complying with Section 11B-305 Clear Floor or Ground Surfaces, positioned for a forward approach, and knee and toe clearance complying with Section 11B-306 Knee and Toe Clearance shall be provided. [CBC 11B-606.2]Single-user toiletSheet A5.1. Detail 3. Clearance around a water closet shall be 60 inches minimum measured perpendicular from the sidewall.Sheet A5.1. Detail 3. Refer to Figure 11B-703.4.1. (11B-703.4.1).LIGHT AND VENTILATIONSheet A1. CBC Section 1205.3, Artificial light. Artificial light shall be provided that is adequate to provide an average illumination of 10’candles (107 lux) over the area of the room at a height of 30”above the floor level.PC2: Please show compliance on plan by revising or adding notes to the drawings.CEILING SYSTEMIf T-bar ceiling altered, provide reflected ceiling plans. Revise detail 16/A3. Specify a heavy duty suspended ceiling T-bar grid system. [ASCE 7, Sec. 13.5.6.2.2]Revise detail 16/A3. Specify a minimum two inch width for the suspended ceiling perimeter closure angles. Show two orthogonal ends of the ceiling grid attached to the closure angles; the other ends shall have 3/4-inch clearance from walls and rest upon and be free to slide on the closure angles. [ASCE 7, Sec. 13.5.6.2.2]Revise detail 16/A3. Specify suspended ceiling compression struts adequate to resist the vertical load induced by the splayed bracing wires. Struts not exceeding the heights specified below may be used (provide calculations or approval report for alternate):
1) 8’ - One 3 5/8” 25 ga metal stud
2) 10’ - Two 1 5/8” 25 ga metal studs oriented perpendicular (flange of one stud connected to the web of the other stud) and connected every 12” along their length

The proposed scope of work shall comply with the 2019 version of the CALGreen Code. Please update sheet N2 and revise design on plan in accordance with the 2019 version of the CALGreen Code.STRUCTURALSheet A6.1.Provide following information on the detail 4/A6.1 or add separate details:The ICC approval # for the metal studs and all fasteners.Type, size, gage and spacing of studs.PC2: Provide information on this plan. As detail 4/A6.1, provide partition framing schedule on the drawing. Per ICC report ESR-1166P, the maximum allowable height shall comply with “Cold-formed structural framing products technical design guide”. The method of attaching partition walls to the roof or floor above and to the floor below.Height of the partition, suspended ceiling and roof or floor framing above.PC2: Plans are not clear. Please indicate the height of each element to justify the unbraced length of the diagonal brace.Thickness of wall sheathing material and details of attachment.The top and the bottom connections of the diagonal bracing and the metal stud partitions. Specify type and fasteners at each connection.Sheet A4. Detail 4. Specify the weight of the roof mounted RCU unit on plan. Provide engineering calculations and structural plans for the support and anchorage of the roof mounted equipment weighing more than 400 pounds or with a center of mass located more than 4-feet above the roof level. [ASCE 7-16, Sections 13.1]PC2: Specify the weight of the unit in detail 4/A4 on plan on sheet A4.Show where the location of the 650 pound unit is located on the roof plan.Provide engineering calculations and structural plans for the support and anchorage of the roof mounted equipment weighing more than 400 pounds.Provide roof framing plan to demonstrate the proper anchorage and structural support on the equipment at the building roof framing.
