On the designated exterior accessible path of travel, provide and revise the detectable warning. The warnings are required at the boundary where the walk is adjoins or crosses a vehicular way. Refer to redmark on plan for more clear information. Add note to the site plan: Access aisles shall be marked with a blue painted borderline around their perimeter. The area within the blue borderlines shall be marked with hatched lines a maximum of 36 inches on center in a color contrasting with that of the aisle surface, preferably blue or white. The words"NO PARKING" shall be painted on the surface within each access aisle in white letters a minimum of 12 inches in height and located to be visible from the adjacent vehicular way. Access aisle markings may extend beyond the minimum required length. (11B-502.3.3, Figure 11B-502.3.3)Add note to the site plan: Each accessible car and van space shall have surface identification complying with either of the following schemes: (11B-502.6.4) The parking space shall be marked with an International Symbol of Accessibility complying with Section 11B-703.7.2.1 International Symbol of Accessibility in white on a blue background a minimum 36 inches wide by 36 inches high. The centerline of the International Symbol of Accessibility shall be a maximum of 6 inches from the centerline of the parking space, its sides parallel to the length of the parking space and its lower corner at, or lower side aligned with, the end of the parking space length. (11B-502.6.4.1) The parking space shall be outlined or painted blue and shall be marked with an International Symbol of Accessibility complying with Section 11B-703.7.2.1 International Symbol of Accessibility a minimum 36 inches wide by 36 inches high in white or a suitable contrasting color. The centerline of the International Symbol of Accessibility shall be a maximum of 6 inches from the centerline of the parking space, its sides parallel to the length of the parking space and its lower corner at, or lower side aligned with, the end of the parking space. (11B-502.6.4.2)Provide tow-away sign. Show its location on the site plan. An additional sign shall be posted either; 1) in a conspicuous place at each entrance to an off-street parking facility or 2) immediately adjacent to on-site accessible parking and visible from each parking space. (11B-502.8) The additional sign shall not be less than 17 inches wide by 22 inches high. (11B-502.8.1) The additional sign shall clearly state in letters with a minimum height of 1 inch the following: (11B-502.8.2)"Unauthorized vehicles parked in designated accessible spaces not displaying distinguishing placards or special license plates issued for persons with disabilities will be towed away at the owner’s expense. Door landing shall be accessible. Provide minimum 48” length in the direction of travel. Please also update your design on the relevant sheets. (11B-404.2)Sheet A1.5. Stairway 1. Refer to “201 stair 1, 202 janitor, 203 men, 204 women” and “101 stair 1, 102 men, 103 women” plans, provide and show both top and bottom handrail extensions. Per 11B-505.10 exception #3, handrails extension may be turn 90 degrees from the direction of stair flight. Show how this stairway complies with code on plan.PC2:On the stairway 1, if the existing non-conforming riser (7.2” height) is stay unaltered. Please indicate on the drawing. If it is altered, it shall be complied with 2019 CBC section 1011On the stairway 1, clearly show on the plan the handrail top extension at the guardrail. Is it turn 90 degree?Note that one side of the bottom extension may encroach either hallway or electrical room access. If unreasonablehardship is applied, showdetailed justification in the compliance form. Partition components at toe clearances shall be smooth without sharp edges or abrasive surfaces. The location of drinking fountains does not comply with Code. Please revise design. All drinking fountains shall either be located completely within alcoves, positioned completely between wing walls, or otherwise positioned so as not to encroach into pedestrian ways.Further review and comments will be forthcoming. Swinging door and gate surfaces within 10 inches of the finish floor or ground measured vertically shall have a smooth surface on the push side extending the full width of the door or gate. Parts creating horizontal or vertical joints in these surfaces shall be within 1/16 inch of the same plane as the other and be free of sharp or abrasive edges. Cavities created by added kick plates shall be capped. (11B-404.2.10)Sheet AD-1.0. Revise detail 12 to comply with male’s restroom signage requirement. Men’s toilet and bathing facilities shall be identified by an equilateral triangle, ¼ inch thick with edges 12 inches long and a vertex pointing upward. The triangle symbol shall contrast with the door, either light on a dark background or dark on a light background. (11B-703.7.2.6.1). Remove pictogram and braille at the door sign.Sheet AD-1.1. Revise detail 3 to comply with female’s restroom signage requirement. Women’s toilet and bathing facilities shall be identified by a circle, ¼ inch thick and 12 inches in diameter. Detail 1. Add note to the detail that detectable warning surface shall be yellow and approximate FS 33538 of Federal Standard 593C. Energy design shall be either prescriptive or performance method in accordance with 2019 California Energy Code. Specify required U-factor, SHGC value and VT on plan for the new storefront system and verify U-factor, SHGC and VT number in the door schedule on sheet A-3.0 to match energy design.STRUCTRUALPlease submit structural calculation, but not limit to, for building structural alterations, rooftop equipment anchorage, storefront connections and etc. Further review and comments will be forthcoming.Provide construction document for structural design of the storefront system and connection details to the building.PC2: Please indicate calculation page number for the design and provide connection detail. In detail 11/S-3, the ICC number ESR-3842 and ESR-3269 is for glass guardrail product, not storefront. The provided ICC report shall be consistent with the proposed manufacturer product. Provide a cross-section for all new partitions showing the information below and cross-reference connection details to partition plan keynotes: - The ICC approval # for the metal studs and all fasteners. - Type, size, gage and spacing of studs. - The method of attaching partition walls to the roof or floor above and to the floor below. - Height of the partition, suspended ceiling and roof or floor framing above. - Thickness of wall sheathing material and details of attachment.Glass partition. Provide a cross section for the glass partition detailing the support of the top of the partition to the roof or floor above and to the floor below complying with CBC 2403.3. The butted glass shall comply with CBC 2403.4. Provide calculation to specify minimum thickness of the tempered glass. Sheet AD-1.0 Detail 4. Specify metal framing system with ICC number to support the gypsum board ceiling. Specify type, size, gage and spacing of framing member and fasteners for attachment.Sheet AD-1.0 Detail 8:Specify a heavy duty suspended ceiling T-bar grid system.
