All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1). The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work.Sheet A2.0:2nd Review Comment: Keynote 1 – The setback between the east wall and the property is less than 3 feet. Please revise note accordingly. Wall shall be one-hour rated construction and no opening is permitted.Sheet A4.0:Existing opening on the left wall (East wall) shall be infilled. No opening is permitted where exterior wall located less than 3-ft from the property line. Detail shall be clearly cross-referenced onto the plan. Bedroom 1 window: Please specify window size and openable portion. Window shall meet light and ventilation, and emergency escape requirement. 2nd Review Comment: the 3’x3’ slider window did not meet minimum opening and clearances for emergency egress. The escape opening shall have a minimum net clear opening of 5.7 sq.ft. with 24” minimum net clear height and 20” net clear width.Electrical plan: Provide an electrical outlet at the kitchen peninsular counter area. 2nd Review Comment: Plan was not revised. Please provide a receptacle outlet at the end of the peninsular counter space. Lighting Plan: Please show/provide exhaust hood at the kitchen area. 2nd Review Comment: Please show/provide an exhaust hood in the kitchen area. California Energy Code ComplianceOn the Cover page, provide the following notes: A minimum Photovoltaic (PV) system of 1.67 kWdc shall be provided for the proposed ADU. 2nd Review Comment: Per Title 24 calculation (page 2 of 10), a 1.67 Kwdc PV system is required. Please revise calculation or show how the 1.67 Kwdc PV will be provided. PV system shall be submitted under a separate permit.The PV system shall be permitted and installed prior to the building is final. 2nd Review Comment: Title 24 Calculation (page 10 of 10) – Please complete the “Responsible Person’s Declaration Statement”.
