- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet A-0.5E. Please add gym area (room #222) into the exit analysis table. Review and revise exit design.Sheet A-0.5E. Refer to occupancy load calculation table. Based on the intended function of the waiting room (#100), it should be classified as A occupancy (904 sf.) and use occupant load factor 15 net (unconcerntrated).Therefore, there are two major issues:The total area of A occupancy will exceed 10% of the total floor area (6528/56570=11%>10%), therefore, A occupancy will be not accessory to B. Fire-separation may be needed.The waiting room (#100) must have two separate exit access (not merging) to the exit with proper exit access separation distance. (only one egress system provided on current design)*Please review the design of this room, an option is to reduce this area to be not more than 750 sf. to be classified as B occupancy. Therefore, total A occupancy area will be less than 10% of the total floor area and only one exit to be required. The occupant load factor is still 15. Please review and revise the exit analysis table and plans.Sheet A-0.5E. CBC Section 1004.9. Add note to plan that “Every room or space that is assembly occupancy shall have the occupant load of the room or space posted in a conspicuous place, near the main exit or exit access doorway from the room or space. Posted signs shall be of an approved legible permanent design and shall be maintained by the owner or authorized agent.”Sheet A-2.0A. Egress door. Revise the drawings to reflect under CBC Section 1010.1.9.4 Exception 2.2, which reads “THIS DOOR MUST REMAIN UNLOCKED WHENEVER THE BUILDING IS OCCUPIED.”At the existing 1-hour corridor, detail all duct and other penetrations CBC Sections 708.4, 1020.1, 716.1, Table 716.1(2) & 717.5.4.Sheet A-0.7 floor plan 5 and relevant plans, provide at least one ambulatory accessible compartment for each sex. Show design details and revise plans (11B-213.3.1&11B-604.8.2).This project shall comply with 2019 California Green Building Standards Code. (permit value >$200,000) Plans shall indicate method of verification of compliance with all CALGreen requirements. Third party or other methods shall demonstrate satisfactory conformance with mandatory measures.Sheet A9.0. Detail 2. The demising wall separating tenant spaces shall have minimum STC 40 sound rating. Provide third party test approved number and details to justify the proposed wall assembly meets or exceed STC 40 (CGBC5.507.4.3).
