Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Sheet T-1:Scope of work: It appears that the project is include the change of use and change of occupancy from a retail and restaurant facility into a food processing establishment. Please provide a statement describing the business operation and use of space. It is an expansion to the existing building – It’s not a covered walkway. Please revise designation area to be called as new “hallway” instead of “covered walkway”. Occupancy groups: Occupancy group B-2 as showed on plan was not accurate. Please revise occupancy group classification in accordance with Chapter 3. Type of Construction: to be consistent with the current code, please revise type of construction as type “V-B”. Due to the new addition to the existing building and change of occupancy, a building allowable area is required. (CBC 506)Sheet AA.10:On the plan, please show/provide an accessible route from the public sidewalk to the building primary entrance. Accessible route shall be maximum of 5% slope, measured in the direction of travel, and 2% maximum cross-slope. Keynote number called out at the parking spaces (circle symbol) – Please provide keynote information. On the plan, please show location of accessible van space and signage. Please provide details for accessible parking signage and marking. Sheet AA.12: The existing mezzanine area did not match with (E) line of mezzanine above showed on sheet AA.13 and AA.14. Please coordinate and revise plans accordingly. Sheet AA.14:The proposed walls would become a new exterior walls for the building. Please re-label the new area as new “hallway”. The existing curb ramps now would become a pedestrian ramp and shall comply with Section 11B-405. Please revise plan and details to show compliance with Section 11B-405. Existing spiral staircase located at gridline 7 – Please clarify where the staircase is leading to. New exterior doors: Please show/provide a level landing and maneuver space on both side of the door. Show minimum maneuver dimensions per Section 11B-404.2.4. For clarity, please show clear dimensions at the case openings where existing storefronts were removed. In general, please revise/relabel new “covered walkway” to “hallway”. Egress/exiting plan:Please provide an egress plan / exiting plan for the proposed tenant improvement building.
