The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). Sheet 1.0: On the plan, please provide Scope of Work clearly describing the nature of work on this permit application. Please clearly identify property lines, show distances between building and centerline of streets and alley, distance between building and property lines, between buildings, etc. On the plan, please specify the existing floor area of the building. Sheet A1.1: On the plan, please provide Wall Legend to show wall type and existing vs. new construction. Please provide a Demo plan showing existing wall to be removed and existing to be remained. Please provide detail for the fire-rated wall assembly construction, including the parapet. Details shall be clearly cross-referenced onto the plan. For clarity, please specify the use of each space (garage #, storage, residence, etc.). Details referenced to sheet A7.1 was not applicable. Please provide sheet A7.1 with applicable details. Residence First Floor Plan: Wall between residence and storage area shall be protected with one hour wall. Provide detail and clearly cross-reference detail onto the plan. One hour fire-rated floor assembly is required between 1st floor storage area and 2nd floor deck and stairway landing. Wall supporting the fire-rated floor/roof assembly shall be equally protected. Provide details and clearly cross-reference details onto the plan. On the plan, please specify/label the use of each space (ex., kitchen/dining, living room, etc.) Please clarify whether new openings are provided for new windows and doors. Please provide existing floor plan. Please specify window sizes and openable portion. Provide show door landing on both sides of door. Restroom: Please show minimum clearances for the water closet. Provide exhaust fan in the powder room. Provide/show smoke and carbon monoxide alarm on the first floor. Residence Second Floor Plan: Deck: Please show/provide drainage and overflow at the new deck. Deck exposed to weather and sealed underneath shall be waterproofing. On the plan, please provide waterproofing manufacturer’s name and ICC report number. Provide/show minimum 42” height guard at the deck. Provide exhaust fan in the restroom. Provide clearances dimensions for the water closet. Bedroom windows shall meet natural light and natural ventilation – please specify window sizes and openable area. Bedroom windows: window shall meet minimum clear openings as required for emergency egress. The escape opening shall have a minimum net clear opening of 5.7 sq. ft. with 24" minimum net clear height and 20" minimum net clear width. Escape window shall have a finished sill height not more than 44" above the floor. Provide smoke and carbon monoxide alarm on the second floor. Sheet A2.1: New guardrail at deck: Guards shall not have openings which allow passage of 4” diameter sphere. Details referenced to sheet A7.1 were not applicable. Please provide sheet A7.1 with applicable details. New tile: On the plan, please specify ICC report and maximum weight of the tile. Please specify roofing specification for the flat roof. Please show maximum heights for the parapets. California Green Code Please provide information to show compliance with 2019 California Green Building Code. Electrical: Please fill out the electrical permit application form. Separate permit and review may be required for electrical work. Sheet S002: Please provide signatures and date under the Structural Observation form. This project is under City of Santa Ana jurisdiction – please remove/omit the Orange County header and logo. Referenced Detail 2/2A: Please revise detail to show the footing embedded minimum 18” below the finish grade (measured from the bottom of the concrete slab). It appeared that the stairway is new – please provide framing for the stairway, including walls, and roof framing over the stairway. Coordinate with the architect plans. Reference detail 4/S400 & 2/S400: concrete curb may be required at garage walls – please coordinate and revise details accordingly. Please provide lateral resisting system on gridline B. Provide calculation. Gridline A & B: Where different seismic force-resisting systems are used in combination to resist seismic forces in the same direction, the most stringent applicable structural system limitations contained in Table 12.2-1 shall apply and the design shall comply with ASCE7-16, Section 12.2.3. Line B: Please provide detail to show transfer of lateral loads from roof diaphragm to the collector (strut) to the seismic fore-resisting system.
