General: All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1). The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Site Plan sheet: Please provide plan sheet number / label for the Site Plan sheet for future reference. On the plan, please show/provide site drainage slopes and pattern. Lot shall be graded to drain surface water away from foundation walls. The grade shall fall a minimum of 6” within the first 10’ (5%). Please revise site plan accordingly. Existing sewer line: on the plan, please show location and size of existing sewer main line. Proposed sewer line: On the plan, please specify minimum pipe size and point of connection. The sewer line shall have a slope of 2% minimum (1/4 inch per foot). Gas line: Please specify gas pipe material, size and point of connection. Gas pipe sizing shall comply with Chapter 12 of the California Plumbing Code. On the plan, please specify size of the existing electrical panel (200 amp minimum) and minimum 100 amp subpanel for the proposed ADU. Sheet T1.1: Governing Codes: Please specify 2019 California Residential Code, California Building Code, California Mechanical Code, California Electrical Code, California Plumbing Code, California Energy Code, and California Green Building Code. Under the Building Information: Please check the appropriate information (the Yes / No check box) as provided. Please complete the contact information under the “Modification To Plans Made By”. On the plan, please specify the square footage (floor area) of the existing main house and the detached garage. Sheet A1.1: On the plan, please specify built-up roofing and provide ICC / UL report number for the footing material. Roofing underlayment: Please specify minimum two layers of roof underlayment. Floor plan: Please specify tempered glass for glazing in door and within 24 of door (i.e., door 1 and 2, and window C). Bathroom: Please show minimum 15” clear dimension on both side of the water closet, measured from the centerline of the water closet. On the plan, please show/provide door landing on the exterior side of the door. Landing shall be minimum 36” measured in the direction of travel, and width equal to the door opening. Sheet A2.1: Gas pipe isometric layout: Please specify the total development length of the gas line. Please provide an additional receptacle outlet (GFCI/WP) within 3-ft of the water heater. Please clarify the location of the subpanel and the electrical service meter between mechanical and electrical plan. Plan shall be consistence. Sheet A4.1: Keynote 4 & 8 referenced to ceiling above the laundry room was not applicable. Please revise keynote reference to wall for wall stud and wall insulation. Title 24 Energy Conservation Title 24 calculation: Please use the 2019 Energy Code approved software. Updated calculation and forms shall be reproduced onto the plan. Newly constructed building shall be provided with solar electric generation per Section 150.1. On the plan, please specify/provide required PV system size. Green Building Code Provide schedule of plumbing fixtures with the maximum flow rate as required by Section 4.303. Please note on plan: Finish material shall comply with Section 4.504.2 Please note on plan: Restroom exhaust fan must be Energy Star compliant with humidistat controls - Humidistat controls shall be capable of adjustment between a relative humidity range of 50 to 80%. Structural Comment Sheet S2: Reminder: Please revise note referencing the correct City (City of Santa Ana). Engineering is required for the 6x12 beam. Please provide structural calculation for the beam. Covered porch frame: Please provide lateral knee-braces for lateral resisting at the covered porch. Provide detail to show ceiling beam (6x12) supporting roof rafters. Detail 3/S3: Please revise detail to show minimum 1” standoff (air gap) between wood post and concrete slab. Please revise foundation details to provide minimum 18” deep footing. Concrete slab: Please provide minimum #4 rebar at 18” on center, each way. (End of Comment)
