General / Instruction Comments
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Please return marked up set of drawings with corrections.Clearly indicate the scope of work under this building permit application:
- Revise project job description on the building permit application worksheet to reflect the work to be done
under the subject building permit application.
- Construction drawings must clearly show all work to be done under the subject building permit application.Note on plan: This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet TI-A0.1:Scope of work: For clarity, please provide additional information for the scope of workPlease clarity the location of the proposed roof top units (RTU) by indicatingnumber of RTU for each building (Building A & B).Auto parking Tenant: Please elaborate the scope of work for the Auto parking Tenant. Is this the conversion of the warehouse to enclose parking structure? Is this the outdoor parking? Please clarify on the plan. 2 new opening on existing interior walls: Please clarify the location of these interior walls where openings are proposed. Site improvement: Please elaborate the scope of work to be specific. What are the site improvement? Include the wall height and length of the screen wall. Scope works were unclear. Additional review comment may be required at time of resubmittal. Construction shall comply with the 2019 code edition. Please update code references. The plan check number listed under the Building & Planning Dept. was not accurate. Please revise. Area Summary under Building A & B: Please clarify if these canopies will be included under this permit application (phase 3). Coordinate and revise plan accordingly. The occupancy load calculation from phase 2 had been changed. Please use occupant load factor of 15 for the break room; and correct the math error for the Auto Parking (S-2). Please clarify occupancy load calculation listed below the Building A summary and the one provided on the left of the Legal Description. New parking spaces are provided. Please provide a parking summary separately listing the following: Outdoor parking stallsIndoor parking stallsOutdoor accessible parking stalls (number of regular accessible parking and number of van accessible parking)Indoor accessible parking stalls (number of regular accessible parking and number of van accessible parking)Electric vehicle (EV) parking stalls, including the number of accessible EV spaceClear air vehicle parking stallEtc. On the plan, please show/provide bicycle parking (long term and short term) as required by the California Green Building Code. Sheet TI-A0.3.3:Details shall be clearly cross-referenced onto the plan. Delete/omit detail that does not apply to the project. Sheet TI-A0.8.1 through TI-A0.8.2:Please update CalGreen Sheets to show compliance with the 2019 California Green Building Code. Sheet TI-A1.1:Phasing: On the plan, please clearly identify/show works under each phase (phase 1, phase 2, phase 3). Building A and B were indicated on the cover page – For clarity, please show/label building A & B on the site plan. Outdoor parking stalls: Accessible parking shall be provided at each parking facility. Please provide accessible parking spaces at the open parking lot. And, provide an accessible route from the accessible parking spaces to the building primary accessible entrance. On the plan, please show/provide bicycle parking (long-term and short-term) per California Green Code. Keynote number called out at the parking spaces – Please explain. On the plan, please provide/show clean air vehicle parking stalls per California Green Building Code.Shipping Vans loading aisles: Please provide/show barriers so that the vehicles (vans) are not blocking the exit doors and its path to the public way.Screen wall and gates are proposed: All required exits shall be continue to a public way. Please provide pedestrian gates with panic hardware. A mechanical ventilation systemshall be provided in accordance with the CaliforniaMechanical Code for the enclosed parking garage. Sheet TI-A1.2 through TI-A1.4Enlarged plans – Please clearly reference the enlarged plans onto the plan so that it can be located on the plan. “Future EV Parking” – Please clarify what are the “Future EV Parking”. If electric vehicle charging stations are installed, electric vehicle charging station complying with Section 11B-228.3.2 shall be provided. (11B-228.3)If electric vehicle charging infrastructures are provided for future installation of the vehicle charging equipment, please provide infrastructures adjacent to an accessible route. Coordinate with electrical plans for electrical setup. Shipping Vans loading aisles: Please provide/show barriers so that the vehicles (vans) are not blocking the exit doors and its path to the public way. Sheet TI-A2.0BPlease show occupant load calculation for the enclosed parking garage. The exit doors leading to the corridor: Doors shall swing in the direction of travel. Please clarify doors showed swing into the parking. Please coordinate with other plans to match doors swing direction. Sheet TI-A2.2:Detectable warning provided at the doors between the hallway and the parking garage: The detectable warning (truncated dome) should be located outside of the door landing and maneuver space. Please revise plan accordingly.Show dimension (width) for the accessible route. Structural CommentsThe new calculations shall reference and comply with the 2019 CBC and current Standards. Please update formulas, design stresses, schedules and computer sheets as necessary.Opening located adjacent to existing column: Please provide detail to show the strong-back will be installed. “Big Ass” Ceiling fans are showed on the structural plans: Please coordinate with architectural plan to include the fans in scope of work. Otherwise, remove from plans. Detail 6/SD-3: 2x12 scabs are required for the roof top equipment with weight heavier than 200-lb. For clarity, please clearly indicate on the roof framing plan where it’s required. Screen Wall Calculation: Please revise calculation for freestanding CMU wall. Design wall for wind. The calculation provided appeared insufficient and did not reflect with the proposed wall. Canopy design was not part of this plan review.
