All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Please return marked up set of drawings with corrections, it was picked up. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet C-1:Applicable Code on the Title Block – Please update code edition to the current code (2019). Apply to all plan sheets. Scope of Work: Please clarify the scope of work that to be done under the subject building permit application. Phasing information should be shown under a separate section for information only. Please revise Title of the project on the cover page to reflect with the tenant improvement project.
Clearly note on plan: Suite A - Not for occupancy Building area: Please separately list area of 1st floor; 2nd floor; and existing equipment mezzanine. Occupancy classification: Occupancy group B showed on plan appeared inaccurate. Please verify occupancy group classification in compliance with Chapter 3, CBC. Provide a formal letter addressed to the Building Safety Division describing in detail the manufacturing process from material delivery, storage, handling, packaging, and shipping of finish product. Including an equipment list describing use in the process.Accessible route: On the plan, please specify/indicate accessible route shall be 5% maximum slope, measured in the direction of travel, and 2% cross-slope with 48” wide minimum. Accessible route: Please show/provide detectable (truncated dome) between the pedestrian walk and vehicular (parking) area. Accessible parking: Please show/provide wheel-stop where concrete curb is not provided. Please provide/show required dimensions for parking stalls and access aisle, marking, signage, etc. Details shall be clearly cross-referenced onto the plan. Please note on plan: All commercial cannabis facilities shall be equipped with mechanical ventilation in accordance with the City’s Mechanical Handout. Sheet ADA-1& AD-2: Details shall be clearly cross-referenced onto the plan. Delete detail that does not apply to the project. Accessible parking stalls Detail shall be reflect with site specific layout. Sheet A-1: Demo plan: For clarity, please include the demolition work under the scope of work and permit application. Please note on plan: Suite A – Information showed for demo only; not for occupancy without tenant improvement plan. Sheet A-2.1:Please include the proposed work of the existing equipment platform under the scope of work and permit application. Please clarify scope of work (tenant improvement work) for the second floor. Stairway to equipment area: Please specify stairway clear width. Stairways: Please provide the following information for the stairways.Provide/show handrails on both sides of the stairway with handrail extension. Show rise and run dimensions.Provide section to show clear headroom. Details shall be clearly cross-referenced onto the plan.
Door hardware: Egress doors/gates shall be readily openable from the egress ide without the use of a key or special knowledge or effort. (1010.1.9)Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. The force for pushing or pulling open a door shall be 5-lb maximum. Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist. 2nd Floor Plan: At stairway door – Please show/provide minimum 60” clear on the pull side of door. 1st Floor Plan: At stairway door – please provide/show minimum 60” on the pull side of door. Break room: full kitchen is provided – Please remove kitchen range or provide a type I hood with fire-rated duct shaft. Break room with lockers: Please show/provide at least 5% of the lockers to be accessible to persons with disabilities. Please show dimension for the restroom hallway (44” minimum). On the plan, please clearly show landing and maneuver space on both side of doors – show dimensions on plan. Egress PlanPlease provide exiting (egress) plan showing means of egress, include exit doorways, travel distance, exit signs, tactile signage, etc. Provide occupant load calculation for each room/area. All required exits shall be continuous to a public way in accordance with Section 1009.2.Accessible Restrooms:Please provide plumbing fixture calculation in compliance with plumbing code showing the required fixtures. Please referenced to sheet A-2.2 for accessible restroom information. Water closet location: Please revise restroom plans to show water closet located at a distance of 17”-18”, measured from the center of water closet to the adjacent wall. Single accommodated restroom shall be provided with the following door symbol: Shower shall be accessible to persons with disabilities. Please provide complete information for the accessible shower compartment, including operable parts, seating bench, etc. Sheet A-3.2:Conditioned space: Please show building envelope and insulations required by the California Energy Code. Conditioned space: Please provide Title 24 Compliance forms. Structural:Please provide structural calculation and details for the new opening at the existing exterior concrete wall. Please provide roof plan and framing information to show location of new roof top units and its support. Structural calculations are provided with the submittal package. Please clarify whether the structural improvements are part of this permit application or they are provided for reference only.
