General / Instruction Comments:
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet A-0: Project address: Please revise job address to specify City of Santa Ana. Update all plan sheets. This is the first plan submittal for Building Safety plan check. For clarity, please remove clouds and delta on the plan. Note under the Sheet Index: Fire Life Safety plan is the egress (exiting) plan and it cannot be a deferred submittal. Revise note if it means for Fire Sprinkler Plan. Sheet CG-1: The CalGreen Checklist is not up to the current code. Please update checklist to reflect with the 2019 California Green Building Code. Sheet A-0.1:Please update notes to reflect with the 2019 code edition. Revise code references. Sheet ST-1:Accessible path of travel: Please specify accessible path of travel shall be 5% sloped maximum, measured in the direction of travel, and 2% maximum cross-slope. On the plan, please clearly show/indicate location of detectable warning (truncated domes) where required. Two accessible van parking stalls are required for the ten provided accessible parking stalls. Please revise plan to provide additional accessible van parking space. Existing elevators are part of the accessible path of travel to the area of alteration and shall be accessible to persons with disabilities. Please provide elevators complying with Section 11B-407. Sheet D-1: As indicated on the Project Data, the building is type II-A construction. Existing fire assemblies/protections shall be protected/remained.
