A separate sheet for response may be used.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.PLAN CHECK COMMENTS:Obtain an electrical permit for this project. Electrical plan review and approval is required.The description of this permit in our record and the submitted drawings does not match. Our record shows this permit is for repairing existing building. However, this is a brand new structure as shown on the drawings. Please contact Allissa Zuniga @ 714-647-5854 or azuniga@santa-ana.org to update the scope of work, fee, and valuationof this permit.Submit a letter addressed to the Building Safety Division describing in detail the manufacturing process from material delivery, storage, handling, packaging, and shipping of finish product. Include an equipment list describing use in the process.Please add the square footage of the shed #4 (48 sf.) into paper permit application and revise sheet T-101 to add it in the shed area under statistics details.Sheet T-101. The pre-fab roof truss design which has not been submitted at the time of application must be listed as deferred submittals on the plans.Sheet A-100. Detail 2. Buildings on the same property shall be assumed to have a property line between them. There are only 7 feet horizontal distance between buildings. Please check:The required fire-rated construction for exterior walls per CBC Table 602. Provide fire-rated assembly detail if required.Exterior wall and opening protection for both the proposed and existing buildings on the site per CBC 705.8. Provide an elevation diagram and calculation to justify the opening limitation on plan.Projection per CBC 705.2. Provide fire-rated assembly detail if required.Per CBC 705.11, parapet is required on the south exterior wall unless the exceptions apply (There are only 7 feet horizontal distance between buildings). Please revise plan to justify how the design complies one of the exceptions without parapet.The City of Santa Ana requires concrete exterior door landings. Revise drawings to show compliance.Revise the drawings to reflect under CBC Section 1010.1.9.4 Exception 2.2, which reads “THIS DOOR MUST REMAIN UNLOCKED WHENEVER THE BUILDING IS OCCUPIED.”
When alterations or additions are made to existing buildings or facilities, an accessible path of travel to the specific area of alteration or addition shall be provided unless otherwise exempt. §11B-202.4. Show accessible path of travel on the site plan at least one from public streets, bus stops, loading/unloading area and accessible parking stalls.
Primary accessible path of travel shall include a primary entrance to the building or facility; toilet and bathing facilities serving the area; drinking fountains serving the area; public telephones serving the area, and signs. §11B-202.4. Show accessible path of travel on the site plan.
When the adjusted construction cost is less than or equal to the current valuation threshold $170,466.00, the cost of compliance with the primary accessible path of travel requirements is limited to 20 percent of the adjusted construction cost of alterations, structural repairs or additions presently planned and those during the preceding three-year period. §11B-202.4.
In choosing which accessible elements to provide, priority should be given to those elements that will provide the greatest access in the following order: (1) an accessible entrance; (2) an accessible route to the altered area; (3) at least one accessible restroom for each sex or a single accessible unisex restroom;(4) accessible telephones; (5) accessible drinking fountains; and (6) when possible, additional accessible elements such as parking, signs, storage and alarms. §11B-202.4. Fill out the disabled access compliance documentation form and show proposed design, detail and location of improvement in compliance with accessibility requirements.
All doors require a level floor landing on each side in accordance with CBC Sections 1010.1.5, 1010.1.6, 1010.1.7, 11B-404.2.4.4 and 11B-404.2.5 and CBC Figures 11B-404.2.4.1 and 11B-404.2.4.2. Provide typical door threshold details and details of change in floor covering material.
All entrances and exterior ground-floor exits to buildings and facilities shall comply with 11B-404 Doors, Doorways, and Gates. §11B-206.4.1
Handles, pulls, latches, locks, and other operable parts on doors and gates shall comply with 11B-309.4 Operation. Operable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. Where sliding doors are in the fully open position, operating hardware shall be exposed and usable from both sides. §11B-404.2.7
Swinging door and gate surfaces within 10 inches of the finish floor or ground measured vertically shall have a smooth surface on the push side extending the full width of the door or gate. Parts creating horizontal or vertical joints in these surfaces shall be within 1/16 inch of the same plane as the other and be free of sharp or abrasive edges. Cavities created by added kick plates shall be capped. §11B-404.2.10
The force for pushing or pulling open a door or gate other than fire doors shall be as follows: §11B-404.2.9
a. Interior hinged doors and gates: 5 pounds maximum.
b. Sliding or folding doors: 5 pounds maximum.
c. Required fire doors: the minimum opening force allowable by the appropriate administrative authority, not to exceed 15 pounds.
d. Exterior hinged doors: 5 pounds maximum.

Provide shear transfer detail to design horizontal load transfer from the shed roof diaphragm to the shear walls on the north-south direction.
Provide lateral force resisting system design and detail along the east-west post lines at the 480 sf. shed. Pin-pin connection at the top and bottom of the column occurs on current design. Also, clarify the connection hardware in detail 9/A-103 with the framing plan (shows CC or ECC).
Specify length of all shear walls on the framing plan.
Detail 8/A-103. Provide structural framing design and specify connection of the 42” high pony wall. Revise this detail. Provide calculation to check wind out-of-plane force under the most critical load combination.
