The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2019 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. PLAN CHECK COMMENTS: Provide description of the scope of work under this permit on the cover sheet. Add note to the cover sheet: The governing codes for this project are the 2019 California Building (CBC), Electrical (CEC), Mechanical (CMC), Plumbing (CPC), Energy (CEC),and Fire (CFC) with City of Santa Ana amendments. Show north arrow on the site plan. Show setback distance, measured from exterior walls to each lot line. Projections of dwelling units and accessory buildings without an automatic residential fire sprinkler protection are not permitted less than 2 feet to the property line and are required to be 1 hour fire rated on the underside with a fire separation distance between 2 feet and 5 feet. (CRC Table R302.1 (1)). Detached garage accessory to a dwelling located within 2 feet of a lot line shall have a roof eave projection not to exceed 4 inches, but not over any lot line. (CRC R302.1) Provide one-hour construction detail on the exterior wall and roof eave underside protection. Specify the size of the new doors on the floor plan. If doors are to remain. Indicate (e) existing on plan. Provide roof plan. Specify roof slope, covering material, ventilators (if applicable) and overhang size. Provide 2 copies of structural calculation for the vertical and lateral support structural design. Clarify if the header of the exterior door and garage doors are altered or remain unchanged. Provide structural foundation plan showing slab and footings. Provide foundation details and cross-reference them to the foundation plan. Do not combine foundation plan and architectural floor plan. Structural roof framing plan, foundation plan and structural calculation shall be stamped, signed and dated by a licensed civil, structural engineer or architect. Provide structural calculation to justify the 2x10 roof ridge beam. Design the vertical support of this beam and trace the load to the foundation. Provide specification of the roof diaphragm. Provide shear wall schedule on plan.
