The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A or AE. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone, or at (or above) the base flood elevation specified for the AE zone, on the flood insurance rate map. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation."
Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection."

Building Codes: Please update Codes to the current code edition (2019).
Site plan: Please show distance setback between property line and proposed addition.
Site plan: Please show surface drainage slope and pattern. Site shall be graded to provide minimum 5% slope away from the building foundation, within 10-ft of the building wall.

Sheet A-2.0:
Building Section: Please specify/provide minimum 1/2” gypsum board on the underside of the stairway.
Walls separating two-family dwelling units shall be minimum 1-hour fire partition. Fire rated floor-ceiling and wall assemblies shall extend to and be tight against the exterior wall, and wall assemblies shall extend from the foundation to the underside of the roof sheathing. Wall supporting the fire-rated floor-ceiling assembly shall be equally protected. Provide details on the plans.
Window 3 adjacent to the stairway shall be tempered glass.
Please provide/show exhaust fan in the powder room & bathroom.
Provide exhaust hood in kitchen area (100 cfm minimum).
Sheet A-3.0:
On the plan, please specify roofing material and fire rating classification.
Title 24 Energy Conservation:
Please provide Title 24 calculation and Compliance forms.
Structural
Sheet A-2.1: Roof Framing Plan
Please provide detail to show how the new roof is structurally supported. Details shall be clearly cross-referenced onto the plan.
Detail D called out at wall line 3 was not applicable.
Provide details to show transfer of lateral loads from roof diaphragm to shear wall below.
Roof framing (rafters) shall be positively attached to the wall. Provide detail and cross-reference onto the plan.
Please update shear wall schedule and fastening schedule to reflect with the 2019 California Building Code and Standards.
Wall: Provide/show balloon (full height wall) frame at exterior walls located adjacent to the stairway. Provide calculation.
Shear wall called out on plan did not match with Shear Wall Schedule. Please coordinate and revise plans accordingly.
Second Floor Framing
Please provide floor framing over the existing hallway to support 2nd story addition above.
No detail reference was provided. Please provide complete construction detail references.
Provide calculation for the floor beam over the garage. Design beam with omega factor and review for upward and downward forces from the hold-downs above.
Plan will be reviewed at time of resubmittal and additional comments may be required.
Provide details for shear transfer around wall openings.
Provide shear wall at the front of the garage aligning with 2nd story shear wall above (line 2).
Provide stairway frame and details.
Foundation Plan:
Please complete the detail bubble callout on the plan.
Detail 6/A-2.1: Please revise detail 6 to provide/show footing embedded minimum 18” below finish grade with minimum 2-#4 bar at top and bottom.
Detail 4/A-2.1: Existing garage supporting 2nd floor – please specify minimum footing size and review footing for existing plus new loads.
Provide pad footing at each end of floor beam (over the garage). Provide calculation.
Detail 1 & 4/A-2.1: Please revise detail to provide epoxy anchor for new dowels in existing footing/slab. Drypack is insufficient.
New slab: on the plan, please specify concrete slab (slab thickness, reinforcement, underlayment and moisture barrier.
