General / Instruction
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Please return marked up set of drawings with corrections, if they are picked up. Please not on plan: This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet T-1:Reminder: Fire Department review and approval is required for the proposed improvement. Occupancy groups: For clarity, please specify the existing occupancy groups of the buildings. Only one stair is removed and one is proposed – Please clarify the scope work which indicating more than one stairs are removed and proposed. Sheet A0.0On the plan, please show/provide an accessible route from the public sidewalk to building entrances, between buildings, and to the area of alteration. Accessible route shall be 5% maximum slope, 2% maximum cross-slope and 48” wide minimum. Please show accessible parking stalls and accessible path of travel to the building entrances. Show distance between building ‘A’ and Worship Center building. Restrooms are part of the accessible path of travel in existing building. On the plan, please show/provide restrooms plans in building that subject to the improvement and show compliance with Chapter 11B, Division 6. And, provide an accessible route to the area of alteration/improvement. Sheet A1.1:Please show distance between the proposed stairway and adjacent existing building. Exterior exit stairway was removed and relocated. Please provide egress plan for the second floor showing egress system from the second level, include occupant loads. Detail 3: Please show maximum change in elevation between new boardwalk and existing playground surface. For clarity, please show a clear path to the new exit gate. The proposed shade structure is considered a new structure. Please provide building code analysis to show compliance with the building allowable area per Chapter 5, and fire protection per Chapter 7 of the 2019 California Building Code. Sheet A2.1:Gates: Gate with stationary leaf, Detail 8 & 7 on sheet A2.1: Manually operated flush bolts or surface bolts are not permitted. Please revise plan and details to show no surface bolt and provide panic hardware on both leafs of the double gates. (1010.1.9.5)Gates: Swinging door and gate surfaces within 10 inches of the finish floor or ground measured vertically shall have a smooth surface on the push side extending the full width of the door or gate. (11B-404.2.10)Sheet A2.2:New elevated walkway: Change in elevation between the walkway and the adjacent surface exceeding 4 inches shall be identified by warning curbs at least 6 inches in height above the walk surface. Walkway with slope exceeding 5% shall consider a ramp and shall comply with Section 11B-405. Sheet A2.3:Gates: Swinging door and gate surfaces within 10 inches of the finish floor or ground measured vertically shall have a smooth surface on the push side extending the full width of the door or gate. (11B-404.2.10)Stairway handrails: Please revise details to show handrails; it was not legible on the plan. Please show handrail extensions. Please show/provide detail for contrasting stripe in accordance with Section 11B-504.4.1. Steps nosing: Please specify maximum dimension for the nosing. (11B-504.5)Sheet A3.0:New trash enclosure: It appears that the proposed trash enclosure located on the adjacent property (lot). New trash enclosure shall be located on an accessible route. Trash enclosure overhead structure: The overhead cover located adjacent to the property line shall be constructed with a noncombustible material. Structural Review CommentsPlease provide structural calculation and details for the trash enclosure and overhead structure. Sheet S0.1: Please revise notes and specification to reflect with the current Building Codes and Standards. Provide structural calculation and details for the new guardrails. New stairway frame: Please review stairway frame for lateral loads, in both directions. Provide details.
