A separate sheet for response may be used.Resubmit 3corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2019 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1). The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. Public Works Agency approval (647-5039). School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. Sheet A4, Roof Framing Plan 2nd Review Comment: Response was incomplete. Please provide the following. Please provide detail at new flush beams (beam-3, beam-4, beam-5) to show how the new 2x rafters are supported. Details shall be clearly cross-referenced onto the plan. Beam beam-3: Please show how beam-3 is supported on the left end of the beam. Reminder – provide detail for cut-end if beam is supported on the exterior wall. Please provide detail to show shear transfer at the interior shear wall. Details shall be clearly cross-referenced onto the plan. Please coordinate and verify supporting locations for hip beam over the kitchen area. Provide detail to show framing of new rafters over existing roof at the existing ridge line. Plan was lack of detail reference. Please provide complete detail to show how the roof framings are supported. Please see marked-up set for additional information. Plan was incomplete. Plan review will continue at time of resubmittal and additional comments may be required. Sheet A4, Foundation / Raised Floor Plan On the plan, please specify minimum footing size for the interior concrete pier. 2nd Review comment: Please revise detail 2/A5 and foundation plan to show/provide minimum 18” deep footing. Provide a typical detail at interior wall footing. 2nd Review Comment: Please revise detail 1/A5a to show footing embedded minimum 18” below grade. Structural calculation: Structural design is required for the proposed addition/alteration. Provide vertical and lateral analysis. Revise plan and details as necessary. 2nd Review Comment: Please provide calculation and details for post-installed hold-down anchor. Detail shall be clearly cross-referenced onto the plan. Reminder:Final plan and calculations shall be stamped, signed, and dated by a California registered civil/structural engineer or architect. (End of Comment)
