Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
Provide a fully dimensioned Site Plan on the drawings. The photo image is not a valid site plan. Site plan shall include all existing structure(s), all legal property lines, public street, north arrow and the location of the proposed work.
Sheet A1. Revise scope of work to include the structural repairto second story deck and indicate total square footage of the repair area.
Sheet A1 and S-1. Clarify square footage either 200 or 950 sf. on plan. Provide a note to explain what does the number mean?
Sheet S-1. Revise general note #1 to revise Building Code version to 2019.
Sheet S-1. Show dimensions of the existing tower. Show length, width and height of the tower on plan to verify structural calculation.
Sheet S-1. Specify method of waterproofing. List ICC or any other third party approval test report number for decking material. Show two percent minimum slope.
Sheet S-1. Show direction, span and the support of the new replaced 2x12 joists @ 16” o.c. Show connection details on both side of the new joists.
Sheet S-1. Show location, span and the support of the new 2x12 beam or 2-2x12 beams. Clarify if the supporting post are existing or new. If new, provide structural design and connection details.
Sheet S-1. Provide engineering calculation to design the following: (Note live load = 100 psf min.)
2x12 joists @ 16” o.c.
2-2x12 beams as shown on the framing plan and detail 1.
Simpson ST6236 straps.
Foundation plan, design and anchorage detail may be required if any new posts or bearing walls are provided.
Sheet S-1. Detail 2. Provide engineering calculation to design the rail post attachment. Specify number of the 3/8” diameter lag screws and spacing between the screws at the post to blocking attachment.
