The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Delete notes and details that do not apply to this project. Please correct job address to specify half address for the ADU (1412 ½ W. Hall Ave) on all plan sheet and project data. Site plan: Please revise site plan to provide minimum 5% slope away from the building foundation wall for surface drainage. Sheet A1: Wall between existing residence and new ADU shall be one-hour fire-rated wall. Wall shall extended from foundation to the roof sheathing. Please provide wall construction assembly detail and clearly cross-reference onto the plan. Sheet A1: Exterior wall located less than 5-ft from the property line shall be protected with one-hour fire-rated wall. Please provide wall assembly detail and clearly cross-reference onto the plan. Sheet A1: existing bathroom adjacent to the new addition – Please provide/show bathroom exhaust fan. On the plan, please show smoke and carbon monoxide alarm for the new ADU and existing residence. Smoke and carbon monoxide alarm shall be provided in accordance with Section R314 and R315, respectively. California Green Building Codes sheets – Please update sheets to reflect the 2019 California Green Building Code. Sheet A2: Please specify ICC report number for the title roof. Sheet A2: West wall located less than 5-ft from the property line – no eave vent shall be provided on the west wall. Sheet S1; Section B-B – please revise building section to show fire-rated wall between two unit extending to the underside of roof sheathing. Foundation details 18 & 22 on sheet SD1 – For clarity, please show footing depth minimum 18” below finish grade with 2-#4 rebar at top and bottom. Detail 18/SD1: Please show minimum 8” separation between finish grade and sill plate. Sheet S1: Please provide shear wall schedule. Structural calculation: Please revise job address to the ½ address for the ADU.
