Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Provide grading plan unless the following conditions are met: Grading of less than 50 cubic yards in an isolated, self-contained area, provided there is no danger to the public, and that such grading will not adversely affect adjoining properties. Site Drainage plan is provided on architectural drawing. A licensed Civil Engineer certify the site drainage plan with his or her engineering stamp and signature on the plan. Provide the following notes on plan: Lots shall be graded to drain surface water away from the foundation wall. Where lot lines, walls, slopes or other physical barrier prohibit 6” of fall within10 feet, drains or swales shall be constructed to ensure drainage away from the structure. The grade shall fall a minimum of 6” within the first 10 feet (5% slope). Impervious surfaces within 10 feet of the building foundation shall be slope a minimum of 2% away from the building.In addition to other fees, a "Park Acquisition and Development Fee" in the amount shownbelow shall be required pursuant to a resolution of the City Council for the Recreation andCommunity Services Agency.Amount of $7,623.00; net addition of 5 bedroomsAmount of $6,852.00; net addition of 4 bedroomsAmount of $6,188.00; net addition of 3 bedroomsAmount of $4,612.00; net addition of 2 bedroomsAmount of $3,461.00; net addition of 1 bedroom Delete notes and details that do not apply to this project. Provide full height transverse and longitudinal building cross sections showing framing, plate heights, total heights, insulation, foundation, finish grade, etc. Sheet A1. Add 2019 California Green Building Standards Code to the governing codes. Sheet A1. Show the North arrow on the plans and centerline of labeled street(s) and alley. Sheet A1. Identify roof overhang dimensions and roof slope on the roof plan. Sheet A1. Update the information in the sheet index to include all sheets in the submittal package. Private garage shall be separated from the residence and its attic by a minimum ½ -in gypsum board applied to the garage side. Sheet A3. The current 22”x22” attic ventilator appears not having 3.355 sf. net opening. Specify type, model and net opening of the gable vent to provide minimum 3.16 sf net opening. Sheet A3. ENERGY Revise climate zone to ZONE 8 in energy calculation. Incorporate new CF1R forms on sheet A6. Provide 2019 Low-Rise Residential Mandatory Measure Summary on plan. GREEN Plans shall indicate method of verification of compliance with all CALGreen requirements. Third party or other methods shall demonstrate satisfactory conformance with mandatory measures. Include Mandatory Measures Checklist onto plans. STRUCTURAL Provide 2 copies of soils report unless the following conditions are met: In lieu of soils investigation report per Sections 1803.6 of the 2019 California Building Code, revise structural calculations and plans for minimum foundation/footing design requirements for small projects as follows: - Allowable foundation pressure not to exceed 1500 PSF. - Footing to have minimum reinforcement of: 2 #4 at top and 2 #4 at bottom. - The minimum depth of footings below undisturbed ground surface to be 18 inches. - Slab construction shall be minimum 4” thick, reinforced with #4 bars at 18” on center each way. - Doweling of the new foundations and slabs into the existing foundations and slabs shall be required. Dowels shall be a minimum of 6” into the existing concrete and shall extend a minimum of 24” into the new concrete. Dowels shall be minimum #3 bars at 18” on center or #4 bars at 24” on center. - Minimum width and thickness of the footing shall comply with Table 1809.7 of the 2019 CBC. Structural plans and calculations shall be stamped, signed and dated by the structural engineer of record. Provide 2 copies of the structural calculation for gravity and lateral structural design by the structural engineer of record. Sheet A4. Detail 3/SD1 does not apply to plan. Please revise. Sheet A5. Tie the new addition to the existing building. Sheet A5. Provide connection details at the interior 12 feet long sheer wall. Show shear transfer detail at the roof diaphragm to the shear wall. Sheet SD1. Detail 6. Specify fasteners for roof rafter and ceiling joists connection. Sheet SD1. Detail 7, 8 and 11. Show R-38 ceiling insulation and R-15 wall insulation on plan. Provide top and bottom connection details for the interior non-load bearing walls and cross-reference to the structural plans. Concrete slab foundations required to have a vapor retarder by CBC, CCR Title 24, Part 2, Chapter 19 shall also comply with this section. Provide a Capillary Break installed in compliance with one of the following: - A 4-inch thick base of 1/2-inch or larger clean aggregate, with a vapor barrier in direct contact with concrete, and a concrete mix design which will address bleeding, shrinkage, and curling. - Other equivalent methods approved by the enforcing agency. - A slab design specified by a licensed design professional. CGBC 4.505.2.1 - Reference ACI 302. ***Please refer to plan check comments on plan. During COVID-19, city closure at this moment.
