The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. Plan check comments: Architectural Sheet A-1. Under building analysis area, revise the applicable code version to 2019. Sheet A-1. Under building analysis area, revise the occupancy group to R3. Energy Sheet T-24.1 and sheet T-24.2. This project is submitted after January 1, 2020. The submitted energy analysis is based on 2016 version which shall be updated to comply with 2019 version of the Calfiornia Energy Code. Please update the energy design and incorporate all pages of signed CF-1R form into the drawings. Add note to sheet A-2 that new windows in the ADU shall have maximum U-factor: 0.30 and maximum SHGC: 0.21. Add note to sheet A-2 that the 4 existing windows to be legalized in the existing house shall have maximum U-factor: 0.40 and maximum SHGC: 0.35. Green The mandatory provision of chapter 4 of the 2019 California Green Building Standards Code shall be applied to alteration of existing garage where the alteration increases the building’s conditioned area, volume or size. Fill out the checklist and certificate forms (2019 version) and incorporate into the drawings. Identify all applicable items. Some items may not apply to interior alterations. The new forms are attached with the plan check comment email. Sheet A-2. Under water efficiency notes: Revise water flow to 1.8 gpm maximum for both single and multiple shower heads. Revise water flow to 0.2 gallons maximum per cycle for metering faucets. Structural Sheet S-1.Specify vapor retarder at the bottom of the new floor slab per CBC Chapter 19 and CALGreen or provide method of sealing exiting concrete slab with approved third party test report number. Sheet S-1. Detail 3. Review and revise shear wall sill plate anchorage. The specified Simpson Titan shall have sufficient length per IAMPO ER-0493 through concrete joint and embedded into existing concrete footing, the embedment through new 4” non-structural concrete slab does not counted as part of the required embedment. Sheet S-1. Grid line 1 of the roof framing plan. For shear wall design force around the opening, the provision of 2015 SDPWS section 4.3.5.2 shall apply. Provide detail to show design of collectors around the window opening. Collectors for shear transfer shall be provided through the full length of the force-transfer shear wall. Sheet S-1. Detail 5.
