The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).
Sheet 1:
On the plan, please specify Occupancy Groups (R-3 / U).
Site plan: Please show surface drain slope and pattern. Lot shall be graded to drain surface water away from foundation walls. The grade shall fall a minimum of 6” within the first 10’ (5%). Please revise site plan accordingly.
Sheet 2 & 3:
General notes at the top right corner of the sheet – please revise notes to specify 2019 Code edition.
Plumbing notes: Please revise flow rate for the water closet to reflect with the 2019 California Green Building Code.
Detail 1/6 called out for the column protection was not applicable. Please revise detail to show protection for the wood post.
Energy Conservation and Title 24 Calculation
Please provide updated Title 24 calculation and Compliance forms for the 2019 California Energy Code.
Photovoltaic system(s) is/are required for all newly constructed residential building. On plan, please show compliance with Section 150.1 (b) or 150.1 (c).
On the plan, please specify minimum size of PV system will be installed (verify with Title 24 calculation).
Structural Review Comment:
Please provide two hard copies of the soil report with engineer stamp and signature for final review and approval.
Sheet 5, Foundation: Please provide/show continuous footing at wall line between bedroom 2 and stairway.
Sheet 6, Roof Framing Plan: Please show bearing location of hip beam 3.
