If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Please return marked up set of drawings with corrections.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714) 573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714) 433-6000) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Sheet AA.10:On the plan, please show/provide an accessible route from the public sidewalk to the building primary entrance. Accessible route shall be maximum of 5% slope, measured in the direction of travel, and 2% maximum cross-slope. 2nd Review Comment: Response was incomplete. Please clarify note indicated “36” minimum wide detectable warning strip” at the marking path of travel. Please specify accessible route shall be 5% maximum slope, measured in the direction of travel, 2% maximum cross-slope, and 48” minimum wide. 2nd Review Comment: 5-ft minimum landing and maneuver space is required at the new exterior door – please coordinate with floor plan. The 5-ft maneuver space shall not encroach into the accessible parking access aisle. Sheet AA.12: The existing mezzanine area did not match with (E) line of mezzanine above showed on sheet AA.13 and AA.14. Please coordinate and revise plans accordingly. 2nd Review comment: Response was incomplete. Sheet AA.13 – Please clarify what is the existing stairway located at the (E) production area for? And, what is the dashed line shown at the (E) production area? Sheet AA.14:The existing curb ramps now would become a pedestrian ramp and shall comply with Section 11B-405. Please revise plan and details to show compliance with Section 11B-405. 2nd Review Comment: Please coordinate the existing finish floor elevation at the existing ramps. Ramp shall comply with Section 11B-405. New exterior doors: Please show/provide a level landing and maneuver space on both side of the door. Show minimum maneuver dimensions per Section 11B-404.2.4. 2nd Review Comment: Please coordinate with site plan. Door landing and maneuver space shall not encroach into the accessible access aisle. Existing restrooms serving the area of alteration shall be accessible to persons with disabilities. Please provide restroom plans and details to show compliance with Chapter 11B, Division 6. 2nd Review Comment: Restroom details on sheet AA.15 – Please revise details to show side wall grab bar extended minimum 24” from the front edge of the water closet. All details and notes shall be legible. Egress/exiting plan:Please provide an egress plan / exiting plan for the proposed tenant improvement building.2nd Review Comment: Please provide enlarged plans to be legible and clearly show visible exit signs (see marked up plan for typical locations. Space/room with single exit shall be limited to 100-ft travel distance. A readily visible durable sign posted on the egress side on or adjacent to the main exit door stating:“THIS DOOR TO REMAIN UNLOCKED WHEN THIS SPACE IS OCCUPIED”, is required. Title 24: Energy ConservationResolvedCalifornia Green Building CodeResolved Sheet S1.1:New wall construction at existing curb ramp – Please provide new concrete curb at the existing ramp to create a level sill plate. Provide detail and clearly cross-reference detail onto the plan. 2nd Review Comment: Please coordinate with architectural plan for the slab work at the existing curb ramps. There will be required slab works to make slab finish elevations in compliance with accessibility required.
