The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. PLAN CHECK COMMENTS: All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1). Under building permit #101104221, by comparing the existing and proposed plans, the existing mechanical storage is removed and construct new cabinets with three new doors in the existing garage. Please provide dimensions on the proposed floor plan (A-6) in the cabinet area, and add them to the scope of work on sheet A-1. Note that the 3 new cabinet doors should be rated as exterior doors. The cabinet is not part of the garage should be considered as outdoor spaces. Planning approval is required for adding 3 new cabinet doors and new outdoor cabinet in the existing garage. Sheet A-1. Under scope of work area, provide description of the scope separately for each building permit 101104220 and 101104221. Sheet A-1. Provide the following on address number: Show the location of the address number on the site plan. The address number shall be legible and placed in a position that is visible from the street or road fronting the property. The address number shall be Arabic numbers or alphabetical letters. Numbers shall not be spelled out Each character shall be not less than 4 inches in height with a stroke width of not less than 0.5 inches. Sheet A-6. Revise “existing” to “proposed” in the cabinet area between garage and the ADU and provide horizontal dimensions. Sheet A-6. Wallsof dwelling units and accessory buildings without an automatic residential fire sprinkler protection with a fire separation distance less than 5 feet (4 feet provided) are required to have a full one hour rating. (CRC Table R302.1 (1)). Provide one hour exterior wall and eave underside protection details and cross-reference to the north and west side on the ADU. Sheet A-6. Provide cross ventilation for attic and each enclosed rafter space as specified in CRC Section R806. Sheet A-6. Floor plan note #5. Update the code version to 2019 C.P.C.. Per item #2, the structural alteration of the existing garage by adding 3 new doors shall be included in the permit application and the scope of work. Sheet A-8. Kitchen local exhaust ventilation requires a minimum rate of 100cfm meeting the requirements of ASHRAE 62.2 to outside air. Sheet A-8. Show location of the electrical service panel for the ADU. GREEN Sheet A-3. Complete the CALGreen checklist and show compliance on the new ADU. ENERGY Sheet T24. Update the ADU address to 2022 ½ N Ross St on the certification of compliance (CF1R) forms. Sheet T24. HERS registration of the CF1R forms are required prior to plan check approval. Attached all registered pages of CF1R on sheet T24. Sheet T24. The document author and responsible designer shall sign and complete the page 9 of the CF1R form. STRUCTURAL There are three new exterior doors added to the existing garage. Provide structural calculation and connection details for door headers and lateral analysis to design the lateral force resisting system on the exterior walls. Submit a review letter by soils engineer and incorporate any requirements and recommendations into the plans. The soils report requires foundation excavations to be reviewed by soils engineer. Note on the foundation plan "Prior to requesting a Building Department foundation inspection, the soils engineer shall inspect and approve the foundation excavations". Sheet S-0.10.Provide special inspection for soils in accordance with 2016 CBC Section 1705.6 or soils report; indicate all items requiring special inspection per CBC Table 1705.6 on plan. Sheet S-0.10. Under design criteria, update soils report date to June 30, 2020. Sheet S-1. This is a new attached ADU with no seismic separation to the existing garage, provide structural design to connect this two structures into one. Revise framing and foundation plan. Sheet S-1. Size up the roof rafters to 2x12 minimum per energy design (sheet T24) for roof assembly with R-38 cathedral ceiling insulation. Sheet S-1. At beam #6, revise beam to post connection. Detail 7/SD2.0 does not apply. Sheet SD1.0. Detail 1. Provide 2-#5 rebar at the top and at the bottom of the continuous footing per soils report recommendations.
