The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet 1:
There were two sheet 1 – Please remove one sheet.
Please revise job address to the ½ address (1905-1/2 W. Hall Ave) for the proposed ADU. Job address shall be provided on all plan sheets including structural plans.
Scope of work: Please include the laundry addition to the main house. Two permit applications (plan check numbers) are required.
Sheet 2a:
Water heater shall be accessible to both residences (units). Please relocate water heater or provide additional water heater for the main house.
New laundry room: Please clarify whether it’s accessible from both units.
Please specify fire-rated door, self-closing and air-tight for door at fire-rated wall between two residences.
Please provide detail for the one-hour fire-rated wall. Wall shall extend from foundation/slab to the roof sheathing.
There were two sheets 2a – Please remove duplicated plan.
On the plan, please show heating source for the proposed ADU.
Title 24 Energy Conservation:
Please provide Title 24 calculation and Compliance forms.
Provide building sections to show building envelope (wall and ceiling insulation).
Structural Comments:
Due to conversion of an un-habitable space (garage) to a habitable space, reinforcement of lateral resisting walls are required. Please provide braced/shear walls at the perimeter of the existing garage conversion.
Provide detail of the new infilled wall at the existing garage opening. Show attachment at top and bottom – Concrete curb is required at the sill plate.
Please show/provide existing roof framing and ceiling framings. Provide additional ceiling joists for new ceiling drywall. Provide details. Details shall be clearly cross-reference onto the plan.
Details provided on sheet D-1 shall be clearly cross-referenced onto the plan. Delete/omit detail that does not apply to the project.
Plan shall be stamped, signed, and dated by the engineer of record. Electronic stamp is acceptable; however, photocopied or reproduced plans are not acceptable.
