General / Instruction Comments
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Please return marked up set of drawings with corrections, if they were picked up.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.Sheet TI-A0.1The approved plan (phase 1) did not reflect with the existing building condition. Please provide revised plans to reflect existing building condition. Revisions: On the plan, please provide a narrative itemizing all the changes from the approved plan, including wall type, structural opening details, footing, etc. Structural Review CommentsThe new revised structural plans are incomplete and insufficient for construction and permit issuance. The permitted approved structural plans(including all the details and calculations)currently show the existing building be a concrete tilt-up building with concrete walls. The current opening reinforcement details shown are for typical concrete tilt-up walls.The new revised plans and letter from the structural engineer reference the existing walls to be steel (not concrete) and completely changes the structural design of the wall. The plans callout for removal of existing steel columns which are being referenced as non-load bearing. In order to justify the complete redesign of the wall system with mostly openings, the following information shall be provided for the proposed alteration/improvement:Provide an as-built structural plans including roof framing plan showing existing roof framing information, include wood beams, roof steel trusses, columns, and etc. Provide verification of both gravity and lateral load resisting systems to show load path and supports to verify that the columns being removed are non-load bearing.Provide foundation plans and details for the proposed concrete footings. Provide revised structural analysis for lateral and vertical design, including out-of-plane loads. Most of the east wall is being designed for new openings and many columns are being removed which may affect the structural integrity of the building.Show lateral resisting system(s) of the existing building and how the new metal (not concrete) wall system is affected by the new openings.The new revised design shows new steel columns being attached to the un-braced bottom chord of existing steel roof trusses without any lateral support for out-of-plane loads. Provide calculation for the existing trusses and their support for vertical loads and out-of-plane loads. Please note that due to incomplete nature of the plans, these comments are general in nature and future comments may apply once complete plans are submitted for review.
