Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). Sheet 1.0: On the plan, please specify the existing floor area of the building. 2nd Review Comment: The floor area (3600 SF) of the garage appeared overstated. Please review and revise plan accordingly. Sheet A1.1: On the plan, please provide Wall Legend to show wall type and existing vs. new construction. 2nd Review Comment: For clarity, please clearly label existing (E) vs. new (N) wall. Please provide detail for the fire-rated wall assembly construction, including the parapet. Details shall be clearly cross-referenced onto the plan. 2nd Review Comment: Response was incomplete. Provide detail and clearly cross-reference detail onto the plan. 2nd Review Comment: Stairway wall separation stairway (residence) and laundry room shall be protected with one-hour rated wall. Please show fire-rated wall and provide construction detail. One hour fire-rated floor assembly is required between 1st floor storage area and 2nd floor deck and stairway landing. Wall supporting the fire-rated floor/roof assembly shall be equally protected. Provide details and clearly cross-reference details onto the plan. 2nd Review Comment: Please comply. Residence Second Floor Plan: Deck: Please show/provide drainage and overflow at the new deck. 2nd Review Comment: roof over garages – Please show/provide overflow (secondary drain) for the roof drain system. Bedroom windows shall meet natural light and natural ventilation – please specify window sizes and openable area. 2ndReview Comment: Per the demo plan, there were four (4) windows removed from the existing 2nd floor bedroom. Natural light and ventilation shall remain sufficient for the bedroom. Bedroom windows: window shall meet minimum clear openings as required for emergency egress. The escape opening shall have a minimum net clear opening of 5.7 sq. ft. with 24" minimum net clear height and 20" minimum net clear width. Escape window shall have a finished sill height not more than 44" above the floor. 2nd Review Comment: Similar to the comment f. above, existing bedroom was modified. Therefore, emergency escape and rescue shall be provided for the existing bedroom. Sheet A2.1: Details referenced to sheet A7.1 were not applicable.
