The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).
Delete notes and details that do not apply to this project.
Sheet TS:
Please provide a site plan showing surface drain system. Lot shall be graded to drain surface water away from foundation walls. The grade shall fall a minimum of 6” within the first 10’ (5%). Please revise site plan accordingly.
Scope of work: Only small portion of the existing walls to be remained, hence it is not an addition. It considers a demo of existing building and rebuild a two-story residence with an attached 2-car garage. Please revise scope of work and permit application. In general, if more than 50% of the existing walls are removed, it considers new construction.
Automatic fire sprinkler is required for new residence and ADU building.
A Photovoltaic system is required for new residence, including the ADU, per California Energy Code. On the plan, please specify minimum photovoltaic system size (in KW) to be installed.
Please revise plan to include the half address for the ADU.

Notes provided on sheet GN were outdated. Please update notes to reflect with the 2019 code editions.
Sheet A1:
Please provide demo plan to show existing walls to be removed and walls to be remained.
Revise floor plan title block to specify existing (E) floor plan.
Sheet A2:
First Floor: existing wall – please coordinate with existing floor plan for location of existing wall and wall opening. Please revise plan to match with existing plan.
On the plan, please provide tempered glass for glazing located adjacent to tub/shower, within 24” of door, adjacent to stairway, glazing in door, and etc.
Appliances located in garage: Please provide vehicular barrier (protection) for the appliances located in garage.
Separation between garage and residence:
Door between garage and residence shall be solid wood doors not less than 1-3/8 inches in thickness; solid or honeycomb core steel doors not less than 1-3/8 inches thick; or 20-minute fire-rated doors. And doors shall be self-closing and self-latching. (R302.5.1)
Ducts in the garage and ducts penetrating the walls or ceilings separating the dwelling from the garage shall be constructed of minimum No. 26 gage sheet steel, and shall have no openings into the garage. (R302.5.2)
Wall between garage dwelling – Provide minimum 1/2-inch gypsum board on the garage side; extended from foundation to the roof sheathing. (R302.6)
Minimum 5/8-inch Type X gypsum board is required at the underside of floor/ceiling where habitable space is above. Structure(s) supporting floor/ceiling assemblies used for separation shall be protected with 1/2-inch gypsum board. (R302.6)
Sheet A3:
Please provide/show exhaust hood at kitchen (both main house and ADU).
Notes provided on plan were outdated. Please update notes to show compliance with the 2019 code edition.
On the plan, please show/provide attic access to the attic spaces.
On the plan, please show heating sources for the main house and ADU.
Title 24 Calculation:
Please revise Title 24 calculation for newly constructed buildings. They are not additions.
Structural Review Comments:
Please submit final foundation plan and details to the soil engineer of record for review and approval. The geotechnical engineer should “review” stamp the plan for general conformance with the soil report.
Calculation: Please update calculation to compliance with the 2019 California Building Code and Standards.
Detail 13/D1: Please revise detail to specify new roof sheathing (not existing).
ADU roof framing Plan:
Please specify beam at line 3 supporting roof rafters and ceiling joists. And, provide detail reference.
Please provide detail at the 4x6 porch header to show rafter-ceiling lap connection.
Provide detail at the exterior wall between porch and bedroom to show shear transfer.
Develop a chord/strut at gridline 3.
Main house: Please revise Title blocks to specify “Roof Framing Plan” and “Second Floor Framing Plan”.
Main house Roof Framing Plan:
Please show support for the hip beams. Provide detail references.
Specify ridge beam and its support. Provide details.
On the plan, please clearly show location of California framing and detail.
The 4x10 hip beam should extend to the exterior wall. Revise calculation and upsize beam may be required.
Specify ceiling beam at line 3.
Develop a chord/strut at gridline 3.
Wall adjacent to stairway: Please specify 2x6 full height wall. Revise plan accordingly.
Plan was incomplete. Plan review will continue at time of resubmittal and additional comment may be required.
Main house floor plan:
Wall adjacent to stairway: Please specify 2x6 full height wall. Revise plan accordingly.
Line 4 & 5: Where 2nd story wall did not align with the 1st story wall: please provide detail to show transfer of lateral loads from 2nd story wall to floor diaphragm to 1st story wall.
Beam supporting 2nd story shear wall above: Please design beam and its support for the downward/upward forces and include the omega factor.
Beam FB-5: Please include point load from ceiling above.
Please specify floor joist (not ceiling joists).
Detail 12/D1 called out at floor bearing wall was not applicable. Please coordinate and revise plan accordingly.
On the plan, please provide hold-down and detail for the second story shear walls.
Foundation plan – ADU:
Please revise foundation and slab information to match with soil report recommendation. Footing shall be minimum 15” wide x 24” deep with 2-#5 at top and bottom. Slab shall be 5” thick with #4 rebar at 12 inches on center, each way. Please revise plan and details.
Please provide/show hold-down and provided detail. Details shall be clearly cross-reference onto the plan.
Detail 4/D1: Please revise detail to show minimum 8” separation between grade and sill plate.
Foundation Plan – Main House
Please revise foundation and details to match with soil report recommendation. Footing shall be minimum of 18” wide x 24” deep with 2-#5 at top and bottom. Slab shall be 5” thick with #4 rebar at 12 inches on center, each way. Please revise plan and details.
On the plan, please provide/show hold-down and provided detail. Details shall be clearly cross-referenced onto the plan.
