If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Please return marked up set of drawings with corrections.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039)Demo Plan:Please provide demo plan to show existing wall to be removed for new openings. Sheet TI-A0.1: Scope of work: New interior Van parking – Please elaborate the statement to specify the conversion of the existing warehouse space to parking garage for company fleet vehicles. Parking space summary: Van parking – Please clarify on plan that Van parking stalls are for company vehicles only. Based on the provided regular parking stalls, 17 clean air vehicle parking stalls are required and 13 electric vehicle charging infrastructure (ready). Please revise plans accordingly including parking summary, Site plan, electrical plans, etc. Occupant load calculation: Please use occupancy load factor of 200 for the parking garage – Revise occupant load calculation and required egress width. Sheet TI-A1.1:For clarity, please clearly identify/label regular parking stalls vs. fleet vehicles (Van) parking stalls. On the plan, please provide/show an accessible route from the public sidewalk to building primary entrance and to area of alteration/improvement. Provide detectable warning (truncated dome) where required. Site Plan Legend: The landscape legend provided does not match with information provided on the site plan. Please coordinate and revise plan accordingly. All required exits shall be continuous to a public way in accordance with Section 1009.2. Please show a continuous path of travel to public way from the required exits. According to the required parking summary provided on sheet TI-0.1, seven (7) accessible parking stalls are provided. Please revise plan to show seven required accessible parking stalls. Reminder: The EV charging station should not be counted as an accessible parking stall. Please provide more information for the existing ramps and stairway to the office building. Show all required dimensions, including landings, handrails, handrail extensions, and guardrails. Enlarged Accessible path of travel from accessible parking to office building entrance: Please show clearance dimension where the handrail extension encroach into the path of travel. Sheet TI-A2.0: Parking garage between gridline 13 and 18 – Please show/provide additional exit(s) for the parking area. Parking garage between gridline 1 and 2 – Please show second exit for this area. On the plan, please clarify if there will be vehicular gates provided at the interior wall openings, where “STOP” & “DO NOT ENTER” signs are provided. Exit door 4 at gridline 13: Door shall swing in the direction of travel. Door landing shall not encroach into the vehicular area (parking and driveway). Please provide vehicular protection for the pedestrian using the door. Detectable warning shall be provided where the pedestrians cross the vehicular area. The detectable warning shall be placed outside of the door landing/maneuver space. Painted pedestrian walkway located adjacent to the parking stalls – Please provide wheel stops so that the parked vehicles will not encroach into the required width of the walkway. For clarity, please show/specify occupant loads of each area on the plan. Sheet TI-A2.0A:Breakroom exit door open to the court: The distance between two hinged doors in series shall be 48 inches minimum plus the width of doors swinging into the space. Please provide additional exit signs at the circulation hallways. The room area, occupant load, and number of required exit did not match with the legend – Please review and revise legend accordingly. Sheet TI-A2.1: Wall legend: Please provide wall legend for both existing and new walls. Wall line must match with the floor plan. Detail wall 8 on sheet TI-AD.4: Fire rated wall shall be extended to the underside of the roof sheathing. Please revise detail accordingly. Existing structural columns: Please provide vehicle barrier/protection for the existing structural columns. Provide details and clearly cross-reference onto the plan. Exterior stairs: Please provide stairway plan show compliance with Section 1011, and 11B-504. Doors opening into a landing shall not reduce the landing to less than one-half of the required dimensions. Sheet TI-A2.2: Wall Legend: Please clearly provide wall legend for both existing and new. Wall Legend shall match with floor plan. On the plan, please show door landing and maneuver space on both side of doors. Show dimensions complying with Section 11B-404.2.4. Could not locate door schedule for the office building. Ablution rooms: For clarity, please specify what type of furniture is provided in the room. Sheet TI-A2.4: Please provide plumbing fixture calculation for the required fixtures per chapter 4 of the California Plumbing Code. Accessible water closet compartment: Please provide all required dimensions for the water closet compartment in accordance with Section 11B-604.8.Grab bar position: please show grab bar height measured to the top of the grab bar (not to the centerline). Vertical grab bar placed above the horizontal grab bar: vertical grab bar is not required at the toilet compartment. Please remove/omit vertical grab bar or place it minimum 12” above the horizontal grab bar. Toilet paper dispenser shall be located at a distance of 7”-9”, measured from the front edge of the water closet to the centerline of the dispenser. Drinking fountains: information provided was incomplete. Please show spout location per Section 11B-602.5. Show dimensions on the plan. Lavatories: Please show/provide clear floor space per Section 11B-606, including knee and toes clearances. Sheet TI-A2.8: Automated service (hub) and drop/return box – Please show reach ranges in compliance with Section 11B-308.Sheet TI-A2.10:Please include the roof area over the office building. Please provide structural support and attachment for the new roof top units. Sheet TI-A5.1 & TI-A5.1ADoors with vision panel: Please show bottom of the glazed panel located at 43” maximum above the finish floor. Sheet TI-AD.1 thru TI-AD14Please clearly cross-reference details onto the plan. Delete/omit detail that does not apply to the project. Stairway detail provided on sheet TI-AD.9: Door over the top landing – Please show minimum 24” landing pass the door strike edge, and doors opening onto a landing shall not reduce the landing to less than one-half the required landing width. Please revise plans accordingly. (1011.6) TI-AD.9: Please show dimensions for handrails extensions. Structural Review Comments: Please provide structural support and attachment for the new roof top units. Provide structural calculation as necessary. Plan referenced to sheet SD2 for structural details were not valid since sheet SD2 was not provided. Please provide Sheet SD2 for detail references. Plan review will continue at time of resubmittal. Sheet S-1.0: It appears that the exterior wall openings were permitted under the separate permits (Phase I and Phase I-Revision). On the plan, please clearly identify which wall openings are proposed under this permit application. Revise plan accordingly. Plan sheet placed between sheet S-2.1 & S-3.2: Sheet was not labeled/numbered – Please provide sheet number and revise Sheet Index accordingly. Sheet S-3.2: The elevations provided appear to be proposed elevation with new wall openings – Please revise elevation title block to reflect with the proposed openings. Hold-down: Please provide calculation and details for the concrete wall hold-downs. Provide details for new interior wall partition. Wall shall be supported at top and bottom. Horizontal bracing is insufficient. Details shall be clearly cross-referenced onto the plan. Light standard footing was not part of this permit application. Please omit light pole footing details. Provide structural calculation and details for the proposed trash enclosure.
