The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). PLAN CHECK COMMENTS: Revise the project address to “917 ½ E Clemensen Ave, Santa Ana CA 92704”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet, title page on structural calculations, and line 3 on page 1 of the CF1R document. Sheet A-1.1. Indicate proposed (after ADU being created) square footage of the main house: __SF and the detached ADU:__ SF on plan on the cover sheet. Provide the following on address number: Show the location of the address number on the site plan. The address number shall be legible and placed in a position that is visible from the street or road fronting the property. The address number shall be Arabic numbers or alphabetical letters. Numbers shall not be spelled out. Each character shall be not less than 4 inches in height with a stroke width of not less than 0.5 inches. Show location of the new heat pumps on the floor plan or site plan.Sheet A-2.2. Provide kitchen local exhaust ventilation with minimum rate of 100cfm meeting the requirements of ASHRAE 62.2.Sheet A-2.3. Provide cross ventilation for attic and each enclosed rafter space as specified in CRC Section R806. The total net free ventilating area shall not be less than 1/150. (CRC R806.2)Sheet A-2.3. Callout attic vent locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided. (CRC R806.2).ENERGYSheet T24-1. Revise the project address to “917 ½ E Clemensen Ave, Santa Ana CA 92704” on the drawing title block and line 3 on page 1 of the CF1R document.Sheet T24-1. Clarify the existing conditioned floor area and addition conditioned floor area on line 14 and line 16. This energy design is for new ADU. There is 411 sf. existing garage (non-conditioned) to be converted to the part of the ADU (conditioned)on page 1 of the CF1R document.Sheet T24-1. Revise the total square footage of the ADU on line 18. The 581 sf. is not correct. It shall not include the laundry closet which is not part of the ADU on page 1 of the CF1R document.Sheet T24-1. Add interior wall between the ADU and the existing house to the opaque surface as part of the ADU building envelope on page 3 of the CF1R document.GREEN Sheet GRN-1. Please update the “GRN-01_CalGreen Residential Checklist” and “GRN-02_CalGreen Residential Certification” on plan to comply with 2019 CALGreen Code. Refer to the attachment of the correction notice EMAIL for the updated form. STRUCTRUAL Revise the project address to “917 ½ E Clemensen Ave, Santa Ana CA 92704”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet and title page on structural calculations. Detail 1/S3.0 and 2/S3.0. It shows plywood sheathing contact with the concrete footing. Please clarify. Wood framing members, including wood sheathing, that rest on exterior foundation walls and are less than 8 inches from exposed earth, shall be of naturally durable or preservative-treated wood. (T1809.7, 1809.7, and 2304.11.2.2). Detail 2/S3.0. Specify “preservative-treated” ledger where the 2x wood joist is in contact with concrete. Note on plans that “Field-cutting ends, notches and drilled holes of preservative-treated wood shall be treated in the field in accordance with AWPA M4”. (CRC R317-1.1). Not on plans that “Fasteners for preservative treated and fire treated wood shall be of hot dipped zinc coated galvanized steel, silicon bronze or copper. The coating weights for zinc coated fasteners shall be in accordance with ASTM A 153. CRC R317.3”.
