The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Sheet A0.11: Partial site plan with fire separation distance: Buildings located on the same lot – for the purpose of determine the fire separation distance, the “assumed property line” shall be located in the middle of the two buildings per Section 705.3. Sheet A0.12The Calgreen checklist: The City’s checklist was not updated to the current code (2019 California Green Building Code). City’s checklist is no longer accurate. Detail 1/A5.22 and 16/A5.21 called out at the interior guardrails were not applicable. Please provide detail for guardrails. Details shall be clearly cross-referenced onto the plan. Sheet A1.24Roofing material: On the plan, please specify manufacturer’s name and ICC/UL report number for the metal roofing. 2nd Review Comment: Response was incomplete. There are two different roofing assembly. On the roof plan, please clearly show area of concrete roof deck and steel roof deck. And, provide roofing specification on the plan. Sheet A1.31 & A1.32: Please provide details for ceiling finish. Details shall be clearly cross-referenced onto the plan. 2nd Review Comment: Please clearly cross-reference ceiling details onto the plan. Sheet A4.11 through A4.15: Restrooms Restrooms shall be accessible to persons with disabilities, including the coach restroom/shower. On the plan, please provide complete information to show compliance with Chapter 11B, Division 6. 2nd Review Comment: Response was incomplete. Please provide detail for accessible shower complying with Section 11B-608, including seats, grab bars, operable parts, and etc. Drinking fountains: Please provide complete drinking fountains to show compliance with 11B-602. 2nd Review Comment:Please show/provide spout height at 36” maximum above finish floor for low condition; and 38” minimum and 43” maximum above finish floor for standing persons. The spout shall locate 5” maximum from the front of the unit, and 15” minimum from the wall. Title 24 Energy Conservation: Nonresidential Building Commissioning: Nonresidential buildings (other than healthcare facilities), with conditioned space of 10,000 square feet or more, shall comply with the applicable requirements of Sections 120.8(a) through 120.8(i) in the building design and construction processes. Structural calculation: Page No. A.1.11 & A.1.12 – Seismic Loads, please revise code edition to 2019 CBC, and ASCE7-16. 2nd Review Comment: Two complete sets of structural calculations shall be provided for final review and approval. Sheet S2.02: Roof Framing Plans Plan showed sliding door per architect at the middle of the Gym. Please coordinate with architectural floor plans. 2nd Review Comment: Please revise plan to specify roll-up curtain and provide structural support details for the roll-up curtain. Please provide wall anchor support for CMU wall at gridline 1 and 3. 2nd Review Comment: Detail 14/S6.02 – Please revise detail to show complete roof diaphragm assembly including roof joist, roof decking, and fastener/welding. Please reference detail to gridline 1 and 3. 2nd Review Comment: Please provide detail to show wall support at gridline 2.1. Sheet S2.01: Floor and lower roof framings Provide calculation and detail for guardrail. Details shall be clearly cross-referenced onto the plan. 2nd Review Comment: Could not locate structural detail for guardrail. Please provide details and clearly cross-reference detail onto the plan. Beam 141 & 142 – could not verify distributed loads from CMU wall above. Please clarify. 2nd Review Comment: Please provide complete structural calculation package with distributed loads calculation. Please submit foundation plan and details to the geotechnical engineer of record for review and approval the geotechnical engineer of record shall “Reviewed” stamp the plan for general conformance with the soil report recommendation.2nd Review Comment: Please comply at time of resubmittal. Lateral / shear wall For clarity, please clearly indicate location and length of shear walls on the plan. 2nd Review Comment: For construction and inspection purposes, please clearly identify location of lateral resisting system on the plan, including shear wall schedule, wall length, hold-down and detail, etc. Please clarify whether the 2nd floor CMU wall grid line 2 is utilized for lateral force resisting system. If the 2nd story wall is used as a shear wall, please clarify load path as required per Section 12.1.3, ASCE 7-16. 2nd Review Comment:Please provide uplift calculation and hold-down detail. 2nd Review Comment: Wall elevations on sheet S3.00 through S3.02 – Please clearly cross-reference elevations onto the framing plans. And, on the plan, please specify wall thickness. 2nd Review Comment:Please provide structural supports and details for basketball hoops and corner screens – Provide calculations. Otherwise, specify on plan, they are under a deferred submittal.
