Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A or AE. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone, or at (or above) the base flood elevation specified for the AE zone, on the flood insurance rate map. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation." Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection." 2nd Review Comment: Response was incomplete. Please provide Elevation Certificate and justification/verification of the base flood elevation. Site shall be graded to provide minimum 5% slope away from the building foundation, within 10-ft of the building wall. 2nd Review Comment: Please revise plan to provide minimum 5% slope away from the building foundation. Sheet A-2.0: Walls separating two-family dwelling units shall be minimum 1-hour fire partition. Fire rated floor-ceiling and wall assemblies shall extend to and be tight against the exterior wall, and wall assemblies shall extend from the foundation to the underside of the roof sheathing. Wall supporting the fire-rated floor-ceiling assembly shall be equally protected. Provide details on the plans. 2nd Review Comment: Response was incomplete. On the plan, please clearly show/identify location of fire-rated wall by using a different wall type. Revise floor plan and Wall Legend. New floor above the (E) laundry room shall be separated/protected by a fire-rated floor. On the plan, please show limit of fire-rated floor and walls supporting the fire-rated floor-ceiling assembly shall be equally protected. Provide details on the plans. Title 24 Energy Conservation: Please provide Title 24 calculation and Compliance forms. 2nd Review Comment:No response provided nor Title 24 calculation was provided. Structural Sheet A-2.1: Roof Framing Plan Please provide detail to show how the new roof is structurally supported. Details shall be clearly cross-referenced onto the plan. 2nd Review Comment: Structural ridge is required. Please provide ridge beam and support. Revise plan, details and provide calculation. Provide details to show transfer of lateral loads from roof diaphragm to shear wall below. 2nd Review Comment: Detail F called out at line 1 and 2, where the gable end occurred, were not applicable. Please review plan accordingly. Wall: Provide/show balloon (full height wall) frame at exterior walls located adjacent to the stairway. Provide calculation. 2nd Review Comment: Walls adjacent to the stairway shall be a full height wall. On the plan, please specify 2x6 balloon frame wall. Shear wall called out on plan did not match with Shear Wall Schedule. Please coordinate and revise plans accordingly. 2nd Review Comment: Strong walls provided at wall line 3 were insufficient. Wall adjacent to stairwell should be a full height wall (balloon frame wall); therefore, the 9-ft height Strong walls provided were insufficient. Second Floor Framing Please provide floor framing over the existing hallway to support 2nd story addition above. 2nd Review Comment: New beam provided. Provide calculation to include distributed loads from new roof + floor + existing roof loads. Provide detail to show new beam supporting existing roof frames. Detail(s) shall be clearly cross-referenced onto the plan. No detail reference was provided. Please provide complete construction detail references. 2nd Review Comment: Detail D/A-2.1 – Please revise detail to show low roof rafter occurred above the floor line and provide a continuous floor diaphragm for transfer of lateral loads to the 1st floor shear wall. Provide calculation for the floor beam over the garage. Design beam with omega factor and review for upward and downward forces from the hold-downs above. 2nd Review Comment: Calculation was incomplete. Please provide complete beam analysis and include the roof loads. Plan will be reviewed at time of resubmittal and additional comments may be required. 2nd Review Comment: Wall line 3 – Please develop a chord/strut at wall line 3. Provide blockings and strap. Provide detail. Openings showed on the roof framing plan did not match/align with second floor ceiling framing plan. Clarify whether shear transfer around opening is required – provide detail.
