This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
PLAN CHECK COMMENTS:
Revise the project address to “1446 ½ S. Maple Street, Santa Ana CA 92707”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet, title page on structural calculations, and line 3 on page 1 of the CF1R document.
A new ADU is required to comply with 2019 California Energy Code. Add note to the job description that solar PV capacity 1.94 kWdc is required to be installed prior to building final.
Add note to cover sheet that residential solar PV is required and under separate permit.
Sheet A-2.1. Provide at least one GFI outlet for island or peninsular counter space [2019 CEC 210.52(C) 2&3].
Sheet A-2.2. Bathroom notes. Revise maximum water floor of the showerhead to 1.8 gpm.
Sheet A-3.1. Provide the following on address number:
Show the location of the address number on the site plan. The address number shall be legible and placed in a position that is visible from the street or road fronting the property.
The address number shall be Arabic numbers or alphabetical letters.
Numbers shall not be spelled out.
Each character shall be not less than 4 inches in height with a stroke width of not less than 0.5 inches.
Sheet A-3.1. Specify name of the product, manufacturer’s information and third party approval test report number (e.g. ICC, UL or IAPMO number) for roof covering on plan. [2019 CRC R902].
STRUCTURAL
Revise the project address to “1446 ½ S. Maple Street, Santa Ana CA 92707”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet, title page on structural calculations.
Indicate the design criteria and soils parameters, name of the firm responsible for the soils report and the date and number of the report on plan.
Submit a review letter by soils engineer and incorporate any requirements and recommendations into the plans.
The soils report requires foundation excavations to be reviewed by soils engineer. Note on the foundation plan "Prior to requesting a Building Department foundation inspection, the soils engineer shall inspect and approve the foundation excavations".
Sheet S2.0. Revise slab note to specify minimum #4 @ 12” on center per soils report recommendations.

***We accept plans drop off for correction resubmittals only (not revisions or change of scope). It is between 9 am and 12 pm from Monday through Thursday (No Friday). No appointment is needed. You can access to the drop-off location outside the building, located at the south entrance of the city hall by the information desk. Please call (714) 647-5800 for permit issuance and payment information, and for all building related questions or if you need assistance to find the drop-off location.
