Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). PLAN CHECK COMMENTS Sheet A0.0. In addition to existing development, show following square footage: proposed 2nd floor, proposed 1st floor, new balcony, existing garage and total building area on the drawing. Sheet D1.1. Add “demolition” to the drawing title. Sheet D1.2. Show dimension on plan to location the existing closet wall to be removed for the expansion in the new master bathroom room. Sheet A1.5. The CeDur roof shake requires minimum 4:12 roof slope which does not apply to this project (3:12 slope only) in the remodel area. Please revise the roof covering design. Sheet A1.5. Provide cross ventilation for attic and each enclosed rafter space as specified in CRC Section R806.The total net free ventilating area shall not be less than 1/150. (CRC R806.2) Sheet A5.0. Provide design for window type 01 through 08 on plan. Show smoke alarms in each sleeping room and vicinity area outside each bedroom and at each level on the floor plan. [2019 CRC R314]. Note on plan the smoke alarm requirements: An approved smoke alarm shall be installed for new construction and alteration, repair, or additions requiring permit exceeding $1,000. Battery operated smoke alarms are permitted in existing buildings where no construction is taking place or in buildings undergoing alterations or repair that does not result in the removal of interior walls or ceiling finishes unless there is an attic, crawl space or basement which could provide access for wiring. Smoke alarms shall be interconnected such that the activation of one alarm will activate all alarms in the individual dwelling unit. Smoke detectors shall be “hardwire” and shall be equipped with battery backup. Show carbon monoxide alarms outside all sleeping rooms and at each level on the floor plan. [2019 CRC R315]. Note on plan the carbon monoxide alarm requirements: CO alarms shall be “hardwire” and shall be equipped with battery backup. CO alarms shall be listed in accordance with UL 2034. CO alarms shall be listed in accordance with UL 2075. CO alarms shall be interconnected such that the activation of one alarm will activate all alarms in the individual dwelling unit. Refer to additional comments marked on the drawings. ENERGY Sheet T-24.1. The architect or building designer must complete and sign the CF-1R form under responsible person’s declaration statement. STRUCTURAL Provide beam calculation to design floor beam 7”x9 1/4” PSL (FB-3) and 5 ¼”x 9 ¼” PSL (FB-4). Justify/design the support of the 4x4 post supporting both beam FB-3 and FB-4. This post is located above a basement and only supported by single 2x6 beam. (Not correction) No plan check comments on the structural drawings and on the structural calculations. *** Plans with corrections for pick up is by appointment only and it is between Monday and Thursday between 9 am and 10 am.
