The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840).
- Public Works Agency approval (647-5039).
PLAN REVIEW COMMENTS:
A new ADU (converted from a detached garage) is required to comply with 2019 California Energy Code. Add note to the job description that PV capacity ___ kWdc is required to be installed prior to building final.
Add note to cover sheet that residential solar PV is required and under separate permit.
Sheet A3.11. Projections of dwelling units and accessory buildings without an automatic residential fire sprinkler protection are not permitted less than 2 feet to the property line and are required to be 1 hour fire rated on the underside with a fire separation distance between 2 feet and 5 feet. Cross-reference detail 2/A3.13 to section B-B in detail 4/A2.00.
Sheet A2.12. Provide cross ventilation for attic and each enclosed rafter space as specified in CRC Section R806. The application for unvented attic does not meet ESR-1826 section 4.4 or CRC. Ventilation will be needed. As an option, you may provide holes (specify sufficient size) on blockings and 1” air gap between batt insulation and roof sheathing to provide cross-ventilation above enclosed attic spaces.
Sheet A3.11. Revise window schedule to show maximum U-factor = 0.30 and maximum SHGC = 0.23.
GREEN
This project is submitted after January 1, 2020. The proposed scope of work shall comply with the 2019 version of the CALGreen Code. Please show compliance on plan. No design is provided. The Mandatory measure in the T-24 sheets are for energy design, not for CALGreen.
ENERGY
For garage conversion to a new ADU, please model the entire building as NEW CONSTRUCTION. A solar PV system will be required. Please specify required solar PV capacity.
STRUCTURAL
Sheet S2.0. Foundation plan. Where the existing garage door located, clarify with new detail showing the sill plate and holdown anchorage on the new 7’-5” shear wall. There was no concrete stem wall at the garage door opening, therefor, detail 7/S1.4 does not apply. Provide new details.
