If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.CBC Sections A106.1 and A106.3.4.1, All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. ARCHITECTURALProvide the following: - Provide a fully dimensioned site plan on each set of plans. (An aerial image is not a valid site plan). - Disabled access compliance must be shown on the site plan. E.g. accessible parking spaces, accessible routes. PC2: (1) Additional language or an additional sign below the International Symbol of Accessibility shall state “Minimum Fine $250.” §11B-502.6.2. (2) Signs located within a circulation path shall be a minimum of 80 inches above the finish floor or ground surface measured to the bottom of the sign. §11B-502.6. - Accessible routes from public streets and accessible parking spaces to the area of alteration. - Show all property lines of record on the site plan. PC2: label property lines on the site plan.Provide dimensions and slope to show the stairway bottom landing. The width of landing shall be not less than the width of stairways served. Every landing shall have a minimum depth, measured parallel to the direction of travel, equal to the width of the stairway or 48 inches, whichever is less. CBC 1011.6.Fill out the disabled access compliance documentation form. Indicate the site accessibility improvement in the form and show relevant construction details on plan.PC2: Please fill out the form completely. It is recommended to consult the design professional to help fill out the form and ensure new accessible construction details on the drawing.Sheet A-1. Provide an accessible route from an accessible building entrance to the new stairway and new storage room. The minimum width is 48” wide. The running slope of walking surfaces shall not be steeper than 1:20 (5%). The cross slope of walking surfaces shall not be steeper than 1:48 (2.083%). Show the accessible route, markings, and detectable warnings on the site plan.Sheet A-1. Review and revise the door in the storage room to provide landing and maneuvering space. Minimum maneuvering clearances at doors and gates shall comply with 11B-404.2.4 Maneuvering Clearances. Maneuvering clearances shall extend the full width of the doorway and the required latch side or hinge side clearance. §11B-404.2.4.PC2: clarify the use of the storage room. If the storage room to be non-accessible, it should meet one of the function prescribed in CBC 11B-203, general exemptions. Revise plan to clarify.Provide accessible door hardware design. Handles, pulls, latches, locks, and other operable parts on doors and gates shall comply with 11B-309.4 Operation. Operable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. Where sliding doors are in the fully open position, operating hardware shall be exposed and usable from both sides. §11B-404.2.7PC2: Pending to item 11.Provide guardrails or other barriers below the exterior stairway where the vertical clearance is less than 80 inches. Guardrails or other barriers with a leading edge located 27 inches maximum above the finish floor or ground shall be provided where the vertical clearance on circulation paths is less than 80 inches high. §11B-307.4, Figure 11B-307.4.Revise the bottom handrail design. At the bottom of a stair flight, handrails shall extend at the slope of the stair flight for a horizontal distance equal to one tread depth beyond the last riser nosing. The horizontal extension of a handrail shall be 12 inches long minimum and a height equal to that of the sloping portion of the handrail as measured above the stair nosings. Extension shall return to a wall, guard, or the landing surface, or shall be continuous to the handrail of an adjacent stair flight. §11B-505.10.3PC2: The handrail design and bottom handrail extension does not comply. Refer to Fig. 11B-505.10.3 for more information. Please revise plan. Note that the handrail extension may turn 90 degree in alterations per 11B-505.10 exception 3.STRUCTURALGRAVITYThe structural calculation does not match the framing plan. In the calculation, please review the tributary area for design load and beam span. Review beam B1 through B4 and floor joists calculation.Review the size of the beams on the drawing to match the structural calculation.LATERALProvide calculation to design the lateral force resisting system in the new storage. If shear walls are provided, revise details to specify shear wall assembly and provide shear wall schedule.Provide connection details at the top and bottom for the exterior walls in the new storage to provide lateral support.
