Note: Numbers in parenthesis (unless otherwise noted) refer to code sections of the 2019 California Residential Code (CRC); 2019 California Building Code (CBC); CMC = 2019 California Mechanical Code; CPC = 2019 California Plumbing Code; CEC = 2019 California Electrical Code; T = Table; ICC = International Code Council.Sheet A-01Revise the year of code editions to “2019” on General Note #3.Include sheet “T24.2” under Sheet Index.The Scope of Work indicates the existing patio to be demolished. Please provide a demolition plan and describe the extent of such demolition.Under Project Data, specify the occupancy group of the proposed Accessory Dwelling Unit (ADU)and if a fire sprinkler system will be installed.On the site plan, the property line does not match the line type with the Wall Legend.The address for the proposed ADU is “2617 ½ Park Dr., Santa Ana CA 92707”. Revise the correct address throughout the construction document. For example, addressing title blocks, page 1 of 8 on CF1R on sheet T24.1, and the first page of structural calculations.Include name, address, and telephone number of consultants preparing the plans.List all deferred submittals on sheet A-01, if any.Provide the following information on the site plan:Show the location of the street.Show the location of roof eaves.Indicate any ascending or descending slopes.Show site drainage pattern including slopes and directions.The required egress door on ADU shall open directly into a public way or to a yard or court that opens to a public way. Use a dashed line or dotted line connecting the egress door and public way to demonstrate the exit path is unobstructed to wall, fence, or any other physical barriers. The lot shall be graded to drain surface water away from the foundation wall. Show compliance with at least one of the following method:Show the grade falls a minimum of 6 inches within the first 10 feet (5% slope) of exterior walls.Show drains or swales to ensure drainage away from exterior walls.Show impervious surfaces within 10 feet of the building foundation with a minimum slope of 2% away from the exterior walls.Sheet A-02Show the location of the attic access on the floor plan.Provide the following specifications for the exhaust fan in the bathroom:An exhaust fan shall be either 50 CFM intermittent or 20 CFM continuous.The exhaust fan shall be ENERGY STAR compliant and be ducted to terminate outside the building.The exhaust fan must be controlled by humidity control. Humidity control shall be capable of adjustment between a relative humidity range of <= 50% to a maximum of 80%. Humidity control may utilize manual or automatic means of adjustment.A one-hour-fire-rated construction wall is required between the dwelling units. The existing exterior wall may or may not have the required fire rating. Provide a construction detail to show how a one-hour-fire-rated wall assembly is achieved.The landing at the exterior door shall comply with the following requirements:Show a landing on the outside of the exterior door.Provide dimensional lines at exterior landing.The landing width shall not be less than the door served.The landing length measured in direction of travel shall not be less than 36 inches.Provide note: “The slope at exterior landing shall not exceed ¼ unit vertical in 12 units horizontal (2 percent)”.Specify elevation difference between the exterior door and top of the threshold.The landing on the exterior side shall not be more than 7 ¾ inches below the top of the threshold provided the door does not swing over the landing.Specify the width dimension in the hallway. The minimum width of a hallway shall be not less than 3 feet.Show the location of hard-wired smoke alarms in the bedroom and outside of the bedroom.Note on plan the smoke alarm requirements:An approved smoke alarm shall be installed for new construction and alteration, repair, or additions requiring permit exceeding $1,000.Battery operated smoke alarms permitted in existing buildings where no construction is taking place or in building undergoing alterations or repair that does not result in the removal of interior walls or ceiling finishes unless there is an attic, crawl space, or basement which could provide access for wiring. Smoke alarms shall be interconnected such that the activation of one alarm will activate all alarms in the individual dwelling unit.Smoke detectors shall be “hardwire” and shall be equipped with battery backup.Show the location of the carbon monoxide alarm.Note of plan the carbon monoxide alarm requirements:CO alarms shall be “hardwire” and shall be equipped with battery backup.CO alarms shall be listed in accordance with UL 2034.CO alarms shall be listed in accordance with UL 2075.CO alarms shall be interconnected such that the activation of one alarm will activate all alarms in the individual dwelling unit.Provide 22” x 30” attic access for attic areas that have a vertical height of greater than or equal to 30 inches over an area on not less than 30 square feet located in the hallway or other readily accessible location.On the roof plan, show attic-ventilations location, size, and type.Asphalt Shingle: Specify double-underlayment application where roof slopes range from two units vertical in 12 unit horizontal (2:12) up to four units vertical in 12 units horizontal (4:12).Revise the title to “Roof Plan” on drawing number 3.Sheet A-05On the east elevation drawing, specify dimension on egress window sill-plate height. Specify the research- report number on the type of epoxy.Sheet SD2Provide detail to show the maximum notching in wood studs shall not exceed 25 percent width of the wood studs in exterior walls and bearing walls.Provide detail to show the maximum notching in wood studs shall not exceed 40 percent width of the wood studs in non-bearing walls.Provide detail to show the maximum bored holes shall not exceed 40 percent width of wood studs.Provide detail to show the maximum bored holes shall not exceed 60 percent widths of wood studs in non-bearing walls. In no case shall the edge of a bored hole be greater than ⅝ inch to the edge of the stud. Bored holes shall not be located at the same section of a stud as cut or notch.Sheet T24.1Revise the project address to “2617 ½ Park Drive” on line 3 of page 1 of 8.Provide energy analysis and calculations using the 2019 edition of California Building Energy Efficiency Standards.Structural calculationsOn the title page, revise the project address to “2617 ½ Park Drive”.Under Design Criteria, revise the code edition to “2019” on criteria 1 & 6.Update all code references on Enercalc calculations.
