Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
Cover sheet. Show dimension of the proposed gate on the site plan.
Cover sheet. Delete “remove existing wall” in the class room. This is not part of the scope.
The proposed gate shall not block the existing egress route from the kitchen exterior exit door to the public street. Provide dotted line on the site plan to show the exterior designated egress rout on site, showing how to pass the proposed gate when the gate is closed. This route shall be accessible. If a side-hinged exit gate is provided, it should be on the accessible route and the gate should be accessible per CBC 11B-404. Show design and details on plan.
At least 20% of the adjustable cost of construction shall be spend on the path of travel upgrades. For example, if the cost of construction is $1000, at least additional $200 to upgrade existing accessible parking and accessible route. Provide the following: (CBC 11B-202)

List all accessible elements to be constructed with construction details on the plan.
Provide accessible parking space and access aisle design and detail complying with CBC 11B-502. At least one Van accessible parking space is required.
A curb ramp is required between access aisle and sidewalk. A curb ramp shall comply with CBC 11B-406.
One of the accessible parking space without adjoining access aisle is not permitted. Please re-design.
Show spacing with dimensions between steel posts.
Provide foundation design and anchorage detail for the 2”x2” and 3”x3” steel post.

***We accept plans drop off for correction resubmittals only (not revisions or change of scope). It is between 9 am and 12 pm from Monday through Thursday (No Friday). No appointment is needed. You can access to the drop-off location outside the building, located at the south entrance of the city hall by the information desk. Please call (714) 647-5800 for permit issuance and payment information, and for all building related questions or if you need assistance to find the drop-off location.
