This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).* The City will not require a grading plan provided the following conditions are met: Grading of less than 50 cubic yards in an isolated, self-contained area, provided there is no danger to the public, and that such grading will not adversely affect adjoining properties. Site Drainage plan is provided on architectural drawing. A licensed Civil Engineer certify the site drainage plan with his or her engineering stamp and signature on the plan. Provide the following notes on plan: Lots shall be graded to drain surface water away from the foundation wall. Where lot lines, walls, slopes or other physical barrier prohibit 6” of fall within 10feet, drains or swales shall be constructed to ensure drainage away from the structure. The grade shall fall a minimum of 6” within the first 10 feet (5% slope). Impervious surfaces within 10 feet of the building foundation shall be slope a minimum of 2% away from the building. PC2: Roof drain should be collected and directed away from foundations via nonerosive devices. Over the slope drainage must not be permitted. (soils report section 3.5) On the drainage plan, the flow line stops in the middle of the site. Please continue the design to collect the water and drain out of the site, but not to neighbor properties. Please identify the new address “1833 ½ S Parton St, Santa Ana CA 92707” on the new accessory dwelling unit (ADU).Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet, title page on structural calculations. Soils report is required where the floor area of the ADU exceeds 750 square feet. Provide 2 copies of soils report. PC2: (1) Final grading, drainage and foundation plan shall be reviewed and approved by the soils engineer. Submit a review letter by soils engineer and incorporate any requirements and recommendations into the plans. (Soils report page 8) (2) Structural correction. Per submitted soils report, the design seismic force will be increased based on the higher seismic parameter SDS in the soils report page 3 and page 1 of the soils report appendix D. Please: Update structural calculation page 8 by replacing page 1 of the soils report appendix D. Revise lateral analysis in the structural calculation to support the new (increased) seismic force and revise roof framing plan, and foundation plan if design changes. Show all seismic parameters (Ss, S1, Fa, Fv, SMS…..) on sheet S1 under general notes section 9. Sheet S-2. Foundation plan. In the slab-on-grade note, the membrane and 4” thick sand location does not match soils report section 3.4.2. Please clarify with the soils engineer if the proposed design is acceptable. PC2:The soils report requires foundation excavations to be reviewed by soils engineer. Note on the foundation plan "Prior to requesting a Building Department foundation inspection, the soils engineer shall inspect and approve the foundation excavations". Provide energy design of this building. Revise sheet index to add new energy page. Sheet T-1. Per energy design, indicate ___ kWh solar PV is required on the cover sheet.
