The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). - Police Department approval on the corrected/final set of drawings (647-5840). - Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).PLAN CHECK CORRECTIONSAll persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).Add note to the job description that solar PV capacity 1.96 kWdc is required to be installed prior to building final.Sheet A1. Add note under project information that this project is located within special flood hazard zone A. This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A. This project requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone: Provide hydrology study to specify base flood elevation in the hydrology report. Revise elevation certificate section B on page 1. Specify base flood elevation: __ feet in item B9 in accordance with hydrology report (not determined from HAG). Review and/or revise elevation certificate section C on page 2: Review the lowest floor elevation (item a) Lowest elevation of machinery or equipment servicing the building (item e) Lowest adjacent finished grade (LAG) next to building (item f) Highest adjacent finished grade (HAG) next to building (item g) Review grading plan. Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection." Specify finish floor elevation of first floor on the following location: (1) sheet A2: proposed ADU floor plan and (2) sheet A5 ADU elevations and building sections. (CBC 107.2.5) Provide the following on address number: Show the location of the address number on the site plan. The address number shall be legible and placed in a position that is visible from the street or road fronting the property. The address number shall be Arabic numbers or alphabetical letters. Numbers shall not be spelled out.Each character shall be not less than 4 inches in height with a stroke width of not less than 0.5 inches.Sheet A2. Bedroom #1. Revise electrical plans to show receptacle outlets so that no point along the wall is further than 6 feet from an outlet. [2019 CEC 210.52(A)].Sheet A3. Revise the reserved solar area location. All sections of the solar zone located on steep-sloped roofs shall be oriented between 90 degrees and 300 degrees of true north. Update the building roof plan and elevations. (California Energy Code 110.10 (b) 2.Sheet T24.1 and T24.2. Revise the building address to “5415 ½ W Roosevelt Ave” in the section 03 of the CF1R form page 1.STRUCTURALSubmit a review letter by soils engineer and incorporate any requirements and recommendations into the plans.The soils report requires foundation excavations to be reviewed by soils engineer. Note on the foundation plan "Prior to requesting a Building Department foundation inspection, the soils engineer shall inspect and approve the foundation excavations".Sheet S1. Foundation note.
