The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2019California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.
Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper.
Provide a statement on the title sheet of the plans that this project shall comply with following codes:
- 2019 California Residential Code (CRC)
- 2019 California Building Code (CBC)
- 2019 California Electrical Code (CEC)
- 2019 California Mechanical Code (CMC)
- 2019 California Plumbing Code (CPC)
- 2019 California Green Building Standards Code (CGBS) or CALGreen
- 2019 California Energy Code (CEnC)
- City of Santa Ana Municipal Code
Patio cover originally permitted as flat patio cover (2003 per city standard), provide complete structural and framing detail for new gable roof addition.
Provide eave / overhang / projection setback to all property lines.Projections of dwelling units and accessory buildings without an automatic residential fire sprinkler protection are not permitted less than 2 feet to the property line and are required to be 1 hour fire rated on the underside with a fire separation distance between 2 feet and 5 feet. (CRC Table R302.1 (1)) Glazing in swinging, sliding, and bifold doors 9 square feet or less shall be a minimum category classification of I (CPSC 16 CFR 1201) and II (CPSC 16 CFR 1201) when more than 9 square feet or sliding. (Table R308.3.1 (1), R308.3 (1)) Provide detail of roof construction assembly. (CRC 902.1) Provide cross ventilation for attic and each enclosed rafter space as specified in CRC Section R806. Specify a minimum 0.019” (No. 26 galvanized sheet gage) corrosion-resistant or plastic weep screed located below foundation plate line and 4 inches above grade on all exterior stud walls or 2-inches above paved areas. (CRC R703.6.2.1)
3”x3”x.229” steel plate washers are required on all anchor bolts in a braced wall line. (CRC R403.1.6.1)
Foundation sections 12/15/18 inches wide, 6/6/8 inches thick and a minimum 12-inch depth below natural ground surface or certified fill grade are required. Wood framing members, including wood sheathing, that rest on exterior foundation walls and are less than 8 inches from exposed earth, shall be of naturally durable or preservative-treated wood. (T1809.7, 1809.7, and 2304.11.2.2)
Provide a minimum of two No. 4 bars at top and at bottom of continuous footing. All wood framing members that rest on concrete or masonry exterior foundation walls and are less than 8” to the exposed ground shall be pressure treated or naturally durable to decay. (CRC R317.1 (2))
Clearly identify all design assumptions & load criteria on the plans. As a minimum:
- Dead Loads of roof/ceiling, floors, exterior/interior walls (R301.2.2.2.1);
- Live Loads for roof, attics with limited storage, attics without storage, habitable attics and attics
served with fixed stairs, floors, and balconies/decks, and stairs per Tables R301.5 & R301.6;
- Wind Loads per Section R301.2.1and wind exposures per Section R301.2.1.5;
- Seismic Loads per Section R301.2.2;
- Local Jurisdiction Design Criteria per Table R301.2(1)
Since patio cover is altered without permit, please provide calculation based on Douglas Fir # 2 (Design value) for roof framing.
A correlated grid system must be provided on the structural calculations and drawings to facilitate plan review process.
A key plan must be provided for the structural members designed on all pages of calculation and plans and plans may be correlated.
Provide calculation for 3 ½ x 9 ¼ parallam beam.
Since exterior walls at the kitchen on both directions are removed , please consider entire house in shearwall calculation for both sides.
For plywood roof and floor diaphragm specify thickness, grade, T&G edges, panel span rating, nailing schedule and required blocking and panel layout pattern.
Existing 4x8 between new addition and existing house is not sufficient to carry loads in lieu of removing wall, please consider existing house roof load in your calculation.
Please show which interior wall is resisting 1352# wind load. Show on the plan and show if it is a shearwall.
Detail the shear transfer connections which transfer lateral forces from horizontal diaphragms through intermediate elements and shearwalls to the foundation.
Unable to follow detail 5/S3.3 and 4/S3.3 (provide full height wall for the shearwalls to prevent hinges)
Provide strap between house and shear wall.
Provide strap between opening and shear walls with detail.
’Why there are existing 4 x8 beams on south side of the structure, are they new?Revise framing plans to indicate insulation for walls R=15, ceiling R=30, and raise floor R=19 climate zone 8. Revise framing plans to provide a radiant barrier at roof for Climate Zones 8 when using the prescriptive approach. Please bring original calculation back.Please fillout attached Sb-407 form and copy it on the drawings.Please note ; Remarks and Plan check corrections can be picked up by appointment only ( you could make an appointment by calling or e-mailing your plan checker. )
