All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Please return marked up set of drawings with corrections, if it was picked up. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.Fire Department approval on the corrected/final sets of drawings ((714)573-6100)Public Works Agency approval (647-5039)County of Orange Health Department approval on the corrected/final set of drawings (667-3600)Sheet T.1: Occupancy separation complying with Table 508.4 may be required. 2nd Review Comment: Due to change of occupancy, provide building allowable area analysis. 3rd Review Comment: Occupancy separation – Please show compliance with Nonseparated occupancies per Section 508.3; otherwise, provide/show occupancy separation complying with Table 508.4. Provide wall and floor fire-rated assemblies. 4th Review Comment: The kitchen is serving the dining area; it should be part of the assembly area and shall be separated from the office area. Nonseparated occupancies complying with Section 508.3 may be considered. You may contact the plan check engineer to discuss this item. Sheet A.100Full kitchen is proposed: Please clarify whether foods will be prepared and served on site. If foods will be prepared and served, please show dining/seating area. 2nd Review Comment: There was no permit record for the existing Lounge. It was permitted for an open office area. Change of use from an open office area to a dining area require occupant load calculation. 3rd Review Comment: Please provide the following information for the new dining lounge. Please revise scope of work to include the conversion of the existing open office area into dining lounge. The 680 sq.ft. net area of the lounge appeared understated. The floor area should be measured wall to wall, excluding the (E) meeting room and (E) nursing room. 4th Review Comment: the 707 sq.ft. net floor area appeared understated. The desk, lounge table & sofa, table tennis, football table, and TV stands are not fixed. They should be included in the net floor area. Please contact plan check engineer to discuss this item. Any room/space with more than 49 occupant shall provide with two exits. Doorway configuration shall comply with Section 1007.1.1. Two exits may be required for the dining lough area and building. Please provide egress plan. Change of occupancy may be required. 2nd Review Comment: Please provide occupant load calculation. Occupancy classification shall comply with Chapter 3, CBC.
