Note: Numbers in parenthesis (unless otherwise noted) refer to code sections of the 2019 California Residential Code (CRC); 2019 California Building Code (CBC); CMC = 2019 California Mechanical Code; CPC = 2019 California Plumbing Code; CEC = 2019 California Electrical Code; T = Table; ICC = International Code Council.The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Public Works Agency approval (647-5039).Sheet A-1. Update the total room addition square footage to 336 sf. in the scope of work. Based on the plan, the correct area shall be 14 ‘ x 24’ = 336 sf.Sheet A-1. Provide the following notes on plan:Lots shall be graded to drain surface water away from the foundation wall. Where lot lines, walls, slopes or other physical barrier prohibit 6” of fall within 10feet, drains or swales shall be constructed to ensure drainage away from the structure.The grade shall fall a minimum of 6” within the first 10 feet (5% slope).Impervious surfaces within 10 feet of the building foundation shall be slope a minimum of 2% away from the building.Sheet A-3. Note #7. Cross-reference the sheet number (sheet S2) where the ventilation design and number of ventilator provided can be found.Sheet U-1. Update footnotes #1, #1b and #8 to comply with 2019 version of the Codes.STRUCTURALSheet S-1. Update all general notes and shear wall schedule to show compliance with the 2019 version of the Building or Residential Codes.Sheet S-1. Foundation plan. Provide post-installed sill plate anchor bolt detail to the (1) 7 feet long, type12 shear wall and (2) 8 feet long, type 9 shear wall on the foundation plan.
