The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
Revise scope of work and drawing title on each sheet that converting existing family room to an entertainment room and a half bathroom.
An existing fireplace appears located in the family room. Clarify on plan if the existing fireplace and chimney to remain in place or to be removed. To remove exiting fireplace and chimney, building permit is required. Revise description of the scope of work on the cover sheet. Provide architectural elevations, and roof plan, revise floor plans and provide structural design and details.
Specify the maximum SHGC and U-factor for the proposed 2’x2’ window. The window shall meet the minimum performance requirements of the 2019 California Energy Code.
STRUCTURAL COMMENTS:
If the existing fireplace to be removed, provide structural design and details for roof framing and exterior wall construction to enclosed the openings at the building exterior.
The new 2x2 window may alter existing structural lateral force resisting system. Provide lateral analysis to justify and reinforce this line of support in compliance with 2019 California Building Code. If you believe it is not located in the existing lateral structural support wall, provide legal document (e.g. approved structural plans by City) to prove it.
