The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A or AE. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone, All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation."

Sheet A1:
Site plan: Please revise plan to show grade slope minimum 5% away from the building foundation wall; 2% on the paved or concrete surface.
Sheet A2:
Please relocate the new water heater to the outside so it can be accessible for the ADU.
Exterior steps: Please provide handrails when four or more steps are provided. Please show handrails and guardrails and provide detail on the plan.
Handrails shall not be less than 34” or more than 38” above the noising of tread. Handrail shall be continuous the full length of the flight.
Guardrail shall be 42” in height. Openings in guardrails shall not allow passage of a 4” diameter sphere.
Please show rises and runs dimensions (7.75” maximum rise, 11” treads).
Wall between ADU and existing residence should be protected with one-hour construction. Please show on plan and provide one-hour wall construction details. Clearly cross-reference detail onto the plan.
Sheet SD-1:
Detail 01: please provide the following for wood protection again concrete –
Specify corrosion resistance flashing.
Provide/show metal weep screed at the bottom end of the flashing
Please provide air gap between the concrete and existing wall studs, and the air gap shall be sealed/filled with caulking sealant.
