The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
Plan shall be stamped, signed and dated by a California licensed architect or registered Civil engineer.
Please note on plan: The approval of this permit does not constitute of any legalization of the existing construction without a building permit.
Sheet S1: Please clearly show the clear distance between the new continuous footing and existing basement walls.
Sheet S1: Interior pier footings with raised floor frames and detail 6/SD1 showed over the basement area appeared incorrect. Please coordinate and revise plan accordingly.
Sheet S1: For clarity, please clearly identify existing (E) vs. new (N) footing.
Detail 6/SD-1: Please clarify is it existing or new pad. If it’s new, please show/provide minimum 8” separation between grade and wood post.
Detail 2/SD-1: 8” separation is required between the finish grade and wood construction; otherwise, specify/provide pressured-treated plywood sheathing at the cripple wall.
Detail 2/SD-1: Please revise detail to show/provide blockings between 2x floor joists.
Detail 11/SD-1: Sill plate anchor bolts – Please clarify spacing of anchor bolts. Is it 36” o.c. or 48” o.c?
Detail 11/SD-1: Please revise detail to provide minimum 8” separation between grade and sill plate.
Detail 11/SD-1: Please revise detail to show/provide new footing projected at 45 degree to the existing basement footing (not the wall).
Detail 10/SD-1: Please revise detail to provide 8” height concrete curb.
