The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A or AE. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone, or at (or above) the base flood elevation specified for the AE zone, on the flood insurance rate map. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation." Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection." On plan, please revise job address to ½ address for the ADU building. Sheet A-1: Site plan: Please show surface drain slope and pattern away from the building foundation walls. Coordinate with grading plan. Floor Plan: Attic access – please relocate attic access so that it can provide a minimum of 30” clear headroom. On the plan, please show/provide minimum 3-ft landing on the exterior of doors. Please show/provide pool safety barriers from the proposed building (ADU). Sheet A-2: On the plan, please provide/show whole house ventilation. All branch circuits supplying outlets shall be AFCI protected, except in bathroom. Please revise Electrical Plan to show AFCI in living room and kitchen. All receptacle outlets provided at the kitchen counter top shall be protected with GFCI. Sheet A-3: On the plan, please specify/show roof pitch. Roofing material: On the plan, please specify ICC or UL listing number and fire classification of the metal roof. Cool Roof is required per Title 24, please provide CRRC number on the plan. Sheet T-24-1, Energy Calcuation: It’s vaulted ceiling building (no attic). Please revise Title 24 calculation to show roof insulation accordingly. Please specify on the Cover Sheet (C-S) a Photovoltaic system (__KW) will be permitted under a separate permit and installed prior to building final inspection sign off. Sheet S-2: Wall line 1 and 3: Please specify full-height wall (balloon frame). Please revise detail 9/S3 and 5/S3 to show full-height wall (no ceiling). Detail 1/S3: Please revise detail to show vaulted ceiling condition. Foundation: Please revise slab to specify #4 rebar at 18” on center, each way. Detail 4/S3: Please revise detail to provide minimum 18” deep footing, and show hook anchor bolt (AB). Please provide hold-down anchor detail and clearly cross-reference detail onto the plan. Building Section: Please revise building section to show roof/ceiling insulation.
