This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
The City will not require a grading plan provided the following conditions are met:Grading of less than 50 cubic yards in an isolated, self-contained area, provided there is no danger to the public, and that such grading will not adversely affect adjoining properties.Site Drainage plan is provided on architectural drawing.A licensed Civil Engineer certify the site drainage plan with his or her engineering stamp and signature on the plan.Provide the following notes on plan:
Lots shall be graded to drain surface water away from the foundation wall. Where lot lines, walls, slopes or other physical barrier prohibit 6” of fall within 10feet, drains or swales shall be constructed to ensure drainage away from the structure.
The grade shall fall a minimum of 6” within the first 10 feet (5% slope).
Impervious surfaces within 10 feet of the building foundation shall be slope a minimum of 2% away from the building.
Sheet A-000. Based on the description of this building permit, this is a storage shed. Please add a note to the scope of work on plan: “this is a non-habitable, non-conditioned storage shed”.
Sheet E-100. Remove the ductless mini-split system from the storage shed.
Revise the title of the structural calculation cover page to storage shed, not studio shed.
Sheet S-101. On the south side of the building, there are a series of windows located between the wall and the roof.
Provide structural design to support the wind out-of-plane force. Provide structural calculation.
There is missing shear wall on this boundary, provide detail calculation to show compliance with 2015 SDPWS section 4.2.5.2 item #3 as follows: For loading parallel to the open side, diaphragms shall be modeled as semi-ridged or idealized as ridge, and the maximum story drift at each edge of the structure shall not exceed the ASCE 7 allowable story drift when subject to seismic design forces including torsion and accidental torsion and shall include shear and bending deformations of the diaphragm OR provide lateral force resisting system on this wall at the diaphragm edge.
Detail 1/S300 does not show clear load path for supporting the roof gravity force and lateral shear transfer. Please provide more information.
Show the span of each 4x4 lvl headers on the roof framing plan and how it is supported on the framing plan.
Provide calculation to design the 4x4 lvl header to support the roof.
Sheet S-101. Specify window and door headers on plan. Transfer all information from structural calculation into the drawing.
