- Revise project job description on the building permit application worksheet to reflect the work to be done
under the subject building permit application.
- Construction drawings must clearly show all work to be done under the subject building permit application.
- Delete all notes and details from drawings that are not a part of the work to be done under the subject building
permit application. This includes mechanical, plumbing and electrical work that is not specifically required by
the Building Code.CBC Sections A106.1 and A106.3.4.1, All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by
the Public Works Agency (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)PC2: For grading permit, there are two options:Option 1. Indicate on the cover sheet that grading plans are under separate permit.Option 2. The City will not require a grading plan provided the following conditions are met:
Grading of less than 50 cubic yards in an isolated, self-contained area, provided there is no danger to the public, and that such grading will not adversely affect adjoining properties.
Site Drainage plan is provided with next review.A licensed Civil Engineer certify the site drainage plan with his or her engineering stamp and signature on the plan.
Provide the following notes on plan:
Lots shall be graded to drain surface water away from the foundation wall. Where lot lines, walls, slopes or other physical barrier prohibit 6” of fall within 10feet, drains or swales shall be constructed to ensure drainage away from the structure.
The grade shall fall a minimum of 6” within the first 10 feet (5% slope).
Impervious surfaces within 10 feet of the building foundation shall be slope a minimum of 2% away from the building.Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.PC2: Provide project valuation prior to approval of this review, not at the time of permit clearance. Please response to this item. Provide valuation of improvement in your response.Sheet G001. The structural consultant does not match structural calculation. Please clarify on sheet G0.01.Sheet A-2. The minimum width is 48” wide. The running slope of walking surfaces shall not be steeper than 1:20 (5%). The cross slope of walking surfaces shall not be steeper than 1:48 (2.083%). Show the accessible route, markings, and detectable warnings on the site plan.Sheet A002. Provide dimensions on the concrete walkway by the rear door. Ensure the door landing and walkway complying with the accessibility requirements in CBC 11B Division 4.Sheet A401. Detail 2 and detail 3. Toilet paper dispensers shall comply with Section 11B-309.4 Operation and shall be 7 inches minimum and 9 inches maximum in front of the water closet measured to the centerline of the dispenser. Provide engineering calculations and structural plans for the support and anchorage of the roof mounted equipment weighing more than 400 pounds or with a center of mass located more than 4-feet above the roof level.
