The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. The site drainage plan shall be stamped, signed and dated by a licensed civil engineer. Sheet 1. Project data. Please indicate 795 sf. ADU and 17.5 sf. porch for this new construction. Sheet 2. Provide 46 cfm IAQ (indoor air quality) fan on plan. (Recommended in the laundry space). Sheet 2. Add note to plan: “A dryer compartment shall be provided with a minimum opening of 100 square inches for makeup air in the door or by other approved means. (CMC 504.3.2)”. Sheet 2. Clarify the top plate height, finish floor height, height of the landing and finish grade elevation in north elevation. Sheet 2. Show bottom of the clear opening not more than 44 inches above the floor on the bedroom egress window in north elevation. Sheet 2. Revise plans to indicate that a landing, with a width not less than the width of door and length in the direction of travel of not less than 36 inches, will be provided on each side of doors. The elevation of landing shall not exceed 1 ½ inch difference than the threshold of the doorway (7 3/4 inch if door does not swing over the landing or steps) in each direction. (CRC R311.3.1) Sheet 2. Revise wall insulation to R21. Sheet 3. The attic ventilation should be based on 795 sf. If use 1/300 rule, total 4 vents are required, 2 have to be higher vents and 2 lower vents. Revise note to show correct ventilator location: The total net free ventilating area shall not be less than 1/300 when at least 40% and not more than 50% of the required ventilating area is provided by ventilators located not more than 3 feet below the ridge or highest point of the space, measured vertically with the balance of the required ventilation located by the bottom one-third of the attic space. Show high/low vent locations on plans. (CRC R806.2) Show roof overhang dimensions on roof plan. Provide calculation to design the 18 feet long hip. Revise total length of braced wall line to 9 feet (4.5 feet long shear wall each) on each line of support. Provide framing and foundation design in the porch area. Show continuous footing under all exterior walls. Provide 2019 CALGreen requirements on the plan. Refer to red marks on the plans.
